Plot 1 – The Annexe
This plot and Building is situated at the front of the Oak House site and the parking is accessed outside of the secondary gates, directly in front of the building. There is walk-in access to both sides of the building.
The building is the former Garage block to Oak House, which includes the treatment rooms to the former Oak Rooms Spa at the front and the offices on the first floor. Apart from the garages (where the boiler is located), the whole building has an oil fired radiator heating system and fire detection/emergency lighting system (although this can be easily removed if not required). There is a WC on the first floor so creating a larger bathroom upstairs would be easily facilitated and also a kitchenette area.
All lighting, flooring and any blinds will be included.
There is a boundary fence running alongside the building to the left hand side and purchaser would be responsible for the remaining boundary fencing as specified in the purchasing documents. There is an oil tank in place and the additional tank on this plot will be moved. There are also small sheds and compost area. The remainder area is grass.
The plot is currently serviced for waste by the Oak House Klargester system, a separate system may be required.
There is 3 parking spaces directly in front of the building and a large garden at the rear of the property that is easily accessed from either side or by installing large opening French doors from the back of the building.
The rear of the ground floor is currently a double and single garage, served by electric lighting and plug points. Once garage doors are replaced with windows (and possible a door) this will also have a courtyard garden to this side which is currently gravelled.
Internally, on the ground floor there is there is a separate shower and disabled WC and two treatment rooms off of the main reception room. All fittings internally will be remaining.
Access is shared off of Oak Rd through the main gates on to the Oak House site. There will be a small service charge for the upkeep of communal access areas.
