This parcel of land is detached from Lot 3 located about half a mile north towards Brigg on the Cadney Road. The land comprises four fields of arable land positioned either side of Cadney Road and bordered by the New River Ancholme in the west and Kettleby Beck in the north. In total, Lot 4 contains 147 acres of arable and 1 acre of woodland.

The farm contains soils of the “Wallasea 1” series of soils, described as being soil mainly suitable for cereal production and some root crops, and also the “Wickham 2” series which is a slightly heavier soil suitable mainly for combinable cropping. The soils are classified as Grade 3 on the Agricultural Land Classification.

Pye House Farm is located on the western side of Cadney, a rural village 2.5 miles south from Brigg in North Lincolnshire. Brigg is a traditional market town offering a full range of facilities including schools, supermarkets and local amenities, and agricultural supplies and services. On from Brigg lies junction 4 of the M180, a motorway link to Hull and the Humber Estuary in the north and west towards Doncaster and the wider motorway network.

The county town of Lincoln is located 26 miles to the south, along the A15.
