HISTORY
Built in 1875 and constructed from local coursed grained sandstone, this charming Grade II listed property forms part of a row of 14 houses constructed in three phases between 1867 and 1886. Rich in history and with a wealth of architectural and period features (both internal and external), the terrace is set within secure open plan gardens at the front with enclosed private courtyards at the rear. This house is one of the five that were built in phase two (1874-1875), and at circa 21 feet wide it is slightly bigger than the original eight houses. Each of the houses has a set of steps before the front doors and internally the property provides circa 2300 square feet of well-proportioned living accommodation over four floors.

AREA
Headingley is a vibrant suburb of north Leeds, located approximately 3 miles out of the city centre. Woodbine Terrace is equidistant of Headingley & Meanwood; with the bars, shops and restaurants of both within very easy reach. The open spaces of Meanwood Park, Meanwood Valley Trail, Beckett Park and Woodhouse Ridge are also close-by.

GROUND FLOOR
ENTRANCE HALL
A welcoming entrance hall with the original hardwood entrance door including twin paned windows and glazed fanlight above. The original ornate Victorian staircase retains the mouldings, balustrades and solid wood handrail so typical of the era. Stripped and polished floorboards, dado rail, and deep skirting boards complete this wider than average hallway. Stairs leading to the lower ground floor and rising to the upper floors.

SITTING ROOM
This is a delightful front reception room with a deep bay overlooking the open plan gardens to the front. There is an original open cast iron fireplace with a marble surround, a stripped and polished floor, stepped cornice and the original & ornate Victorian ceiling rose.

There are bespoke window shutters, an original cast iron fireplace with slate surround and tiled hearth, stepped cornice, picture rails and a ceiling rose in keeping with the era. The original butler’s pantry is located just off this room and benefits from a small window. The gas central heating boiler is located in the butler’s pantry.

OUTSIDE
The front gardens are open plan to the 14 houses, with each maintaining its own shrubs and hedges but contributing to communal grass cutting. There is a secure pedestrian gate at each end of the terrace, thus creating a safe, secure and private environment for the residents and their families to enjoy. Each property has a flagged patio area in front of the bay window, a sloped lawn and there is a communal path, which intersects the gardens. In the middle of the garden is an attractive box hedge design, reminiscent of a Victorian cottage garden, and there is a seating area at the very end – a perfect place to capture the afternoon sun.

To the rear is a private, stone-flagged courtyard garden with mature shrubs and hedges, and fully enclosed by stone walls. Within this pretty courtyard is the original stone outhouse and a secure gate leads onto the private cobbled road where there is space for parking. Two steps lead up from the breakfast kitchen and this west-facing garden will benefit from the afternoon/early evening sun.
