Manor Lane, Bredons Norton, Tewkesbury, Worcestershire, GL20

Description
The Property
Tudor cottage is an updated, characterful and well-presented Grade II listed cottage, with origins dating back to the 16th Century and later additions that include the recent addition of a charming oak framed garden room. The property is part thatched, and this part of the roof was replaced in 2018. It is exceptionally well-maintained and improved by the current owners. In addition to the garden room, it includes new Karndean flooring to the ground floor and new carpets throughout, upgraded fireplace hearth and new stove to the drawing room, updated bathrooms and kitchen, bespoke secondary glazing, replacement of guttering and downpipes and a new resin driveway and rear terrace.

The front door opens to an entrance hall, which links the older timber-framed cottage with the 1998 extension, with a fine bridge landing and a door to the cloakroom.

The drawing room has an inglenook fireplace with a new hand-cut stone hearth and glass overlay that houses a contemporary floating log burner. This room flows through to the cosy sitting room with traditional wooden floorboards, feature fireplace and a back staircase to bedroom four.

Off the hall, the spacious dining room has double-glazed French doors opening to the garden room, also accessed from the kitchen, which creates a wonderful flow to this living and entertaining space. The light and airy garden room offers a view of the garden. It has a ceiling lantern, double bi-folding windows and tri-folding doors opening to the resin terrace, creating a superb indoor combined with outdoor entertaining space.

The impressive kitchen/breakfast room has been upgraded with new worktops and a sink, as well as a Falcon dual fuel range cooker. There is space for an American fridge freezer, and integrated appliances include a dishwasher, fridge and microwave oven. Off the kitchen is a large fitted utility room with a side entrance door and space for a separate washing machine and tumble dryer.

From the bridge landing, two sets of stairs rise to the first floor, which has a study landing. The principal bedroom has an en suite fitted with a bath and a corner shower enclosure, whilst a double shower room and a refitted shower room with a walk-in double shower serve the three further double bedrooms.

Tudor Cottage is accessed via a private drive. The resin driveway offers parking for several cars alongside a front lawn with a range of mature shrubs and perennial plants.

The beautiful enclosed garden has a large resin terrace offering the perfect spot for al fresco dining, overlooking the garden with mature trees and flower beds. There is also a useful garden shed and log store.
