House For Sale £825,000
Middle Manor, Henley, Crewkerne, Somerset, TA18

Description
Henley Manor House as it was once known has medieval origins but dates from the Elizabethan era. The central part of the house, now called Middle Manor, is the oldest part of the house. Two substantial wings were added during the 17th century creating the impressive, U-shaped building it is today. In attendance are a series of substantial barns built around the same time. After a long period of corporate use, the manor house and barns underwent wholescale renovation between 2000 and 2010 and were divided into 18 separate dwellings. The manor house itself, which is built of local stone under a Welsh slate roof and is Grade II* listed, was divided into four and was the last to be renovated. Middle Manor brims with character at every turn and has three floors with fantastic, uninterrupted views across the upper reaches of the vale of the River Parrett, Somerset's largest river. The house has been the much-loved home of the current owner since the renovation project was completed and is beautifully presented. It has retained many original architectural features including two wide stone mullion windows (one in the sitting room and one in the main bedroom), window seats, fireplaces, carved stone door surrounds and timber floors. The entrance hall and kitchen are floored with limestone and the latter is fitted with bespoke painted timber units, polished granite work surfaces, a 2-oven, oil-fired AGA and has a door to the property's side courtyard and the garden. The adjacent living room is generously sized with a seating area around an open fireplace and ample space for a large, separate dining area. The room also has a very wide stone mullion widow with a window seat below that provides a panoramic view of the surrounding countryside. The first floor contains the large main bedroom, which has a short flight of stairs to an ensuite bath and shower room. Immediately adjacent is a single bedroom, which currently serves as an office but would be ideal as dressing room to the main bedroom. On the top floor are two further double bedrooms that also look out to the fabulous view, the shared family bath and shower room and the laundry room.

Middle Manor is approached via a wide, shared gravel drive leading to the property's double garage and two communal guest parking spaces. Immediately in front of the house is a low-walled courtyard with a paved path lined with clipped bay trees that leads to Middle Manor's front door. To one side the house and accessed via the kitchen is a gravelled courtyard, which houses the log store and provides an outside, sheltered dining area with views out over the garden and beyond. The garden extends out behind the house and is designed to be easily maintained. Close to the house it consists of a level lawn flanked on one side by a tall laurel hedge fringed by a line of quince trees. On the other side are two raised shrub borders with a flight of timber steps between that leads up to an area of terrace under a pergola. The deck is built into the corner between two tall stone walls and therefore is sheltered and the added height provides a wonderful vantage point to admire the view. The lawn is fan-shaped so that the view from the house remains unobstructed and as wide as possible. After about 25 yards the lawn drops away down to a sloping apple and damson orchard measuring about an acre and enclosed by post and rail fencing and field hedging. In all the garden and grounds extend to about 1.25 acres (0.5 hectare). The property also has use of a communal, hard tennis court in the grounds.
