Overview
Situated within the favoured village of Goodrich with primary school, village hall and pub, and only 5 miles south west of the market and tourist town of Ross-on-Wye, Mulberry House occupies a tucked away and tranquil setting.

Built in, we believe, the 1980's by the local well regarded builders Symonds & Co, the property forms part of a small close on the former grounds of Knapp Farm. The stunning gardens have been designed to take advantage of the history of this village, ensuring that at key vantage points one glimpses the villages historic buildings, resulting in the illusion of a ‘borrowed landscape'.

Internally Mulberry House provides generous accommodation which has been decorated with thought. The welcoming entrance hall with its slate floor and cool palette of colours, continues into the drawing room, lounge and dining room, whilst the well-appointed kitchen and adjoining utility room offer views out into the garden beyond.
Upstairs there are four double bedrooms, the main bedroom with en-suite, together with a modern family bathroom and walk in shower.

Double doors in the dining room open out into the gardens, where you can immerse yourself in textures, scent and colour. These spectacular gardens have been created by the current owners and have featured in The English Garden Magazine being described as a ‘relaxed style', however the careful design and planting ensures that the garden evolves during the seasons, resulting in a garden which does not require continual attention. The garden has also been open for a number of years under the National Garden Scheme for members of the public to come and admire.

For those concerned with strategic location and accessibility, the M50 motorway/A40 dual carriageway are just minutes drive away, with the historic town of Monmouth some 6 miles to the south west.

Directions
Leave Ross-on-Wye from Wilton Roundabout on the western outskirts of the town on the A40 dual carriageway towards Monmouth. Drive through the 50mph zone at Pencraig (being careful to stick to this limit as there are regularly mobile speed cameras present) and almost immediately as you come back into the national speed limit zone, leave the A40 signposted ‘Goodrich'. Proceed along this road for a little under one mile passing The Hostelrie on your left hand side and take the next right into Shop Lane (not signposted). Take the first turning to the right onto Knapp Close and Mulberry House is the third on the right hand side.
