GUIDE PRICE £95,000+

This detached building is set away from the village road and accessed off a quiet country lane in the very rural village of West Kington. Nearby Burton has a public house "The Old House at Home" and the nearest shops are in Acton Turville and Nettleton. The property is well placed for access to Junction 17 and 18 of the M4 motorway. The nearby town of Chippenham and City of Bath both provide a wide range of shopping, entertainment and leisure amenities and both have mainline railway stations.

Formerly used as a school building the property has been redundant for a number of years. In the past, the property has had consent for conversion and extension to provide a two-bedroom cottage but this has now lapsed. Copies of these plans are available from the Auctioneers.

It is thought that given its size, position and previous planning history that there is potential for conversion to a residential dwelling (subject to planning). The property has an elevated garden to the front and rear and extends in total to about 0.13 acre.

The building which retains some character features to include attractive door and windows has an internal floor area measuring about 20'2" x 14'2" (6.15x4.32).

Note

Viewers are advised that due to the overgrown garden and access sensible footwear and clothing should be worn on viewings.
