House For Sale £1,450,000
Mill Road, West Ashling, Chichester, West Sussex, PO18

Description
A very pretty and an exceptionally well presented detached house located in a highly desirable village between Bosham and the foot of the South Downs, with a beautifully landscaped west facing garden

Nestled at the foot of the south downs, Rose Cottage is a versatile and superbly presented family home set within beautifully landscaped cottage gardens with far reaching rural views. In recent years the property has undergone a substantial and sympathetic program of renovation and extension providing ample natural light to the principal living spaces.

Upon entering, the reception hall gives access to three living spaces which include a cosy snug/family room with woodburner and, to the rear, a superb west-facing sitting/dining room with a bay window and French doors leading to an al fresco dining patio. There is a lovely outlook from this room to the fields beyond, with additional features including an attractive fireplace and engineered oak flooring throughout. To the other side of the entrance hall there is a well designed Neptune kitchen with ample space for informal dining and further French doors to the garden. The ground floor also provides a good-sized study, while ancillary space is provided by a utility/boot room with an external door to the rear of the house and driveway. A particular feature is the tucked away ground floor bedroom, with a shower/cloakroom adjoining, which in our opinion is ideal for guest accommodation or the potential to provide annexe accommodation.

The property offers four first floor bedrooms (all with built-in storage) and a modern family bath/shower room. The main bedroom provides a superb dressing room and a separate and stylish en suite bathroom with lovely views towards the South Downs.

Gardens and Outbuilding

To the front there is a beautiful cottage garden, framed with wisteria, and attractive hedging bordering the lane. Vehicles approach to the side on a new stone driveway which provides parking and access to a detached garage/workshop and an electric car charging point.

The stunning rear garden provides open views over a paddock and to the downs beyond. With areas laid to level lawn, the garden has well-stocked borders containing a large variety of flowering shurbs and plants. There are two patio area's with the rear providing a wonderful space to capture the evening sunsets throughout the year.
