House For Sale £500,000
Langmore Lane, Lindfield, RH16

Description

Overview. This is a superb modern home that we have fallen in love with that is perfect for anyone wanting to move straight into somewhere and enjoy the benefits of a slick and modern interior. There is plenty of a buyer to get excited about, we love the flow of the ground floor, with a spacious and bright entrance hall that leads to the sitting room to the rear. To the front, kitchen provides ample work surface prep space, with integrated appliances which include a six ring hob with oven, fridge/freezer, dishwasher and washing machine. There is space for a breakfast table and storage cupboards and drawers. The ground floor accommodation is completed by a cloakroom. On the first floor, bedroom one is located to the front, with an en-suite and storage over the stairs, whilst bedrooms two and three are located to the rear. A clever design was to create a desk area within a cupboard on the first floor, a great way to make the most of the space available. Also on this floor is the modern and slick family bathroom.

Outside, the rear garden is a good size, with a mixture of lawn and patio area. There is a side access, which takes you to the additional parking space at the rear, whilst to the front there is off road parking in front of the garage. There is the bonus of additional storage under the pitched garage roof, whilst you'll also find power and lighting. Close by there are also visitors' bays.

Location. Langmore Lane forms part of the impressive Heathwood Park Development by Barratt Homes and David Wilson. Access into the village is provided by Gravelye Lane. Turn left on Gravelyle Lane and then left again into Lyoth Lane and you can find one of our favourite pubs, The Snowdrop which is a firm favourite with many in Mid-Sussex. Elsewhere in the village there are some great places to eat; we also really like the Witch Inn or The Bent Arms. For an evening meal you can't go wrong at the Limes Restaurant or Paolino's Italian. Tamasha Curry House is a great curry house opposite the pond and is a popular hit with local residents. Lindfield Coffee Works, tucked away on Alma Road off the High Street is proving to be a big hit and our go to place for coffee. Lindfield Common is a great spot to watch the world go by; cricket at the weekends in the summer or football in the winter. It is also the home of the bowls club. And on a Thursday evening at the top of the common, you can't beat the pizza van!

For schools, both highly regarded Blackthorns Primary and Lindfield Primary are within the village, whilst towards Beech Hill in Haywards Heath is Northlands Wood Primary Academy. Blackthorns is rated as Outstanding by Ofsted and Lindfield and Northlands Wood are rated as Good. There are great places to get out and explore from Lindfield, National Trust facilities are located locally at Wakehurst Place and Nymans Gardens, with Sheffield Park less than 15 minutes by road. A short drive takes you to Haywards Heath mainline station where trains to London Bridge and London Victoria are from 47 minutes. Brighton to the south, can be reached in 20 minutes.Brighton can be found 15 miles to the south, whilst a short drive north takes you to Crawley, London Gatwick and the A/M23.
