6. It will be assumed that if successful with the offer, the prospective purchaser will be able to proceed to exchange of contract within 14 days; if this is not the case, this should be stated in the offer letter.

9. If offers are submitted on behalf of a third party, the identity and the address of that party must be given.

Woodland Grant Scheme
The property benefitted from a grant from the Woodland Grant Scheme for the area of developing woodland that continues into 2024. It is a legal requirement that the new owner succeeds the obligations under that scheme. The Forestry Commission must be informed within 3 months of the sale taking place, and the new owners must succeed to the scheme within 12 months from the date the sale is completed.

It is a condition of the sale that the purchaser is responsible for this and a legally binding clause in the deed of sale will make the new owner (and not the seller) responsible for any grant money repayable as a result of non-compliance.
