Description

The Property

Middle Hill Cottage is a charming, detached brick cottage, sitting in the centre of its plot in the picturesque parish of Alby. This delightful property offers well proportioned rooms throughout with the downstairs comprising a large sitting room with woodburning stove, dining room, second reception room, a galley kitchen with an Aga, utility room and downstairs loo.  Upstairs there are four bedrooms, the principal bedroom has an ensuite with a bath and shower over and there is also a family bathroom with a shower over.  Outside, there is a double garage, half of which is used as two offices, which are air conditioned.  There is a gravelled parking area to the front, a pretty enclosed front garden with mature planted borders and a wonderful garden at the rear with a terrace leading out from the house and the majority laid to lawn with field views beyond.

The interior of Middle Hill Cottage has an abundance of character features throughout, such as beams, exposed brickwork, two inglenook fireplaces, a wood burning stove in the sitting room and two staircases, one leading from the dining room and the other from the utility room. The accommodation flows well throughout with the main front door leading into an entrance hall with a downstairs loo on the left and the galley kitchen to the right, with windows overlooking the front garden, top and bottom fitted units and an oil fired Aga. The dining room leads off the kitchen and has space for a large dining table and French doors providing plenty of natural light and inviting you out to the garden. The cosy and surprising large sitting room is characterful, with a large inglenook fireplace including exposed brickwork and a beam, housing a woodburning stove. The room has wonderful views overlooking the rear garden and is accessed from the dining room or a separate doorway from the hall. On the other side of the central dining room is the second reception room, currently used as a study but could be used as a snug or playroom and with an exposed brick inglenook fireplace.  The utility room with a handwash sink leads off the snug/study and has its own separate entrance from the front garden, making it perfect for muddy wellies and dogs.  The second staircase leads upstairs from the utility room to the far end of the first floor landing.

The main staircase from the dining room leads up to the large landing running the full length of the cottage, off which are four bedrooms and two bathrooms. The principal bedroom commands lovely views out over the countryside to the rear and has two walk-in hanging wardrobes. There is a step down into the ensuite bathroom with a bath, shower over, hand wash basin and loo. Bedroom Two is also a double bedroom with fitted wardrobes and has lovely views over the fields to the rear. It accommodates a large free standing wardrobe in the recess. Bedroom Three has a built in hanging wardrobe and looks out to the rear of the property. Bedroom Four faces the front of the house and has its own hand wash basin and access to the airing cupboard. The family bathroom also faces the front of the house and has a bath with electric shower over, loo and wash hand basin.

Outside

Middle Hill Cottage is approached from a quiet lane with a large gravelled parking area to the front of the cottage with the garage/office on one side and a small outbuilding on the other, currently housing bicycles.  The front garden is charming, laid to lawn and gravel, with mature planted borders flanking a central path up to the house.

The rear south/south east facing garden is laid to lawn and with a patio directly outside the French doors leading up some steps to a large garden, overlooking fields beyond. There is a second patio at the top of the garden. Additionally, there are three small brick and flint outbuildings, one currently houses garden equipment, another a large freezer and the third stores bicycles.
