Description
A superbly renovated Victorian Villa with water views out over the Hayle Estuary with direct access to the Saltings and South West Coast Path, in the beautiful village of Lelant

Description

The Elms is an impressive semi-detached three-story Victorian villa which has been meticulously renovated and remodelled by the current owner creating a stylish contemporary home yet retaining many of the original features.

Ground Floor-
Granite steps lead up to the front door which open into a small lobby area with a partially glazed door with glazed side panels which open into the main hall. Immediately ahead is the impressive original hand carved staircase which winds its way up to the second floor. To the right is the double reception room and to the left is a cloaks cupboard, entrance to the kitchen breakfast room and round to the left of the staircase is the downstairs utility/WC/shower room.

The double reception room is a most impressive room, within the first part is a large three panel bay window, whilst the second part has two large sash windows all of which look out over the gardens and offer views of the Hayle estuary. Both rooms have arched alcoves either side of the chimney breast, original cornicing, and ceiling roses with the second room having a fireplace with recessed woodburner. The kitchen breakfast room is a large triple aspect “T” shaped room. The kitchen area has modern shaker style light grey wall and base units with white quartz work surfaces along with a central island with breakfast bar, again in light grey with a white quartz top with contemporary matt black fittings. Built in white goods include an oven, induction hob, microwave, dishwasher, and fridge freezer. Double glazed door opens into the rear courtyard. The dining area has a window overlooking the rear courtyard along with Velux windows. The utility/WC/shower room has a cupboard containing space and plumbing for both a washing machine and tumble drier. A beautifully tiled walk-in shower with a rainfall head, WC and sink and a door opening on to the rear courtyard.

Half Landing & First Floor-
The stairs ascend to a half landing on which there is a bright and airy dual aspect double bedroom with an original Victorian fireplace with tiled inserts, enclosed laundry/wardrobe room and a contemporary styled en suite shower room. Four further steps lead up to the first-floor landing where there are two bedrooms, both of which overlook the gardens and have views over the Hayle estuary. The first bedroom has a large three panel bay window, original cornicing, and picture rails along with a contemporary styled en suite shower room. The second bedroom has two large sash windows and steps down to traditional style master en suite bathroom with a clawfoot bath with overhead rainfall shower.

Half Landing & Second Floor-
The staircase continues up to a second half landing off which is the contemporary styled family bathroom which has a double ended luxury bath and a walk-in shower with rainfall head. The staircase continues to the second floor where there are two further bedrooms and the Plant Room. The first bedroom has a vaulted ceiling with exposed beams and a window overlooking the front gardens with views out over the Hayle estuary and beyond whilst the second bedroom also has a vaulted ceiling and an alcoved dormer window in which is a Slipper bath, where one can luxuriate in the views over the Hayle estuary and beyond. The Plant room which is on the right at the top of the stairs contains two hot water tanks and a new Vaillant central heating boiler.

The Garden-
The Elms sits at the end of Riverside, a private lane, and the driveway slopes down from Riverside to a gravelled parking area with room for four cars on the right of the house.

The garden is to the front of the house which has been terraced creating three levels of lawns with steps down between each level and stretching down to the Saltings and the South West Coast Path. The left side of the garden is fenced to the neighbouring property with a mix of mature shrubs and plants and on the right a mix of shrubs and trees. At the bottom of the garden is a low-level wall with a gate giving access on to The Saltings and the South West Coast Path with the Lelant Train station being approximately one hundred metres to the right offering a spectacular 10 minute scenic coastal ride to St Ives town centre, stopping at Carbis Bay on the way or 5 minutes to St Erth and the main London to Penzance line. A pedestrian crossing over the train line at Lelant station allows direct access to the Hayle estuary and RSPB nature reserve, home to a wide variety of wetland birds throughout the year.

Rear Courtyard-
Accessed via a gate off the driveway the walled rear courtyard wraps round the rear of the property. There are two access points from the house, one from the kitchen and another from the utility/wet room. The courtyard area itself is west facing with beautiful morning sunshine, it has white walls, is laid to gravel and what was once a coal bunker which is recessed under Riverside is now a good log or storage area. There is also a hot & cold shower with both an overhead and handheld heads perfect for both sandy humans with wetsuits and surf boards, and sandy dogs returning from the beach.
