Believed to be the oldest house in the village, Ellands Cottage has a lovely position off a lane on the edge of the village. It stands on grounds of about two thirds of an acre that back onto those of Barrington Court, a magnificent Tudor manor house now run by The National Trust. Ellands Cottage was built around 1600 and was then extended and altered two centuries later. It is built of local stone which is covered with painted render at first floor level, has a traditional thatched roof and is Grade II listed. The cottage was clearly built for someone of some means as it has good ceiling heights and fine architectural fittings, including chamfered beams, moulded stone-mullioned windows with square leaded lights and carved stone architrave drips above the reception room windows. The house has a north-south axis with the rear looking south across the garden and most rooms have windows on two sides giving it a light and airy interior. There are three good-sized reception rooms on the ground floor along with a charming, south-facing kitchen/breakfast room that overlooks the garden. The kitchen is contained within a later, brick-built, single storey extension and has French windows that open onto a terrace that is a suntrap in fine weather. The kitchen has space for a separate dining area and is also well lit by natural light flooding in through two roof lights and is fitted with a tiled floor and a 2-oven AGA. Upstairs are three bedrooms which share the family bathroom and an additional, separate WC. The cottage has been the much-loved home of the same family for the past 26 years and appears to have been lovingly and carefully maintained over that period but now would benefit from some updating.

The cottage has two entrances off the passing lane. The first leads through a gated entrance to a tarmac driveway immediately adjacent to the house. The second is via a gravelled driveway to a parking area with ample space for several cars. Next to the parking area and a short distance from the cottage is an impressive, converted barn designed to serve as guest accommodation for the main cottage. It is entirely self-contained and would alternatively be ideal for multi-generational living or as holiday accommodation. The conversion was undertaken by the present owners to a high standard with a centrally positioned kitchen/living room with a vaulted ceiling, exposed roof timbers and beams, timber floor and wood-burning stove, all overlooked by a minstrel's gallery. The garden and grounds amount to about two thirds of an acre and surround the cottage, which is set back from the lane behind a level lawn with the main area extending out behind the cottage and barn and to one side. The grounds are designed to be easily maintained with an extensive, level lawn fringed at intervals by shrub borders and dotted with a wide variety of trees. Paved terracing extends between the cottage and the barn and separately behind the barn so that each building has its own private outside dining area. Combined they provide a fantastic outside entertainment space in fine weather.

Ellands Cottage is situated off the central lane running through the small, conservation village of Barrington in a designated Conservation Area and is close to Barrington Court, a National Trust owned manor house. The village has an active community with a parish church, pre and primary schools, the “Barrington Boar” pub and a village hall with a monthly produce market (also see ). The nearby market town of Ilminster can meet most day to day needs along with the larger towns of Taunton and Yeovil. There are also good transport links close by plus a wide choice of schools from both the state and independent sectors.
