Description

Summary
Greetwell Hall is a Grade II listed hall dating from the late 17th century. The property has fantastic views out across the parkland and onto Lincoln Cathedral. The property is located adjacent to All Saints Church, Greetwell.

The property is being offered for sale providing a rare opportunity for a purchaser to acquire a fantastically situated large residential property with parkland and a lodge house. The hall could continue to be used as a family home, or potentially alternative uses could be sought subject to obtaining the necessary planning consents for the buildings. The land extends to 255.67 acres (103.45 ha) in total.

The hall has a huge amount of character and boasts a large number of original features. The Hall, lies to the front of the Al Saints Church with the stables, coach house and outbuildings wrapping round the hall. The property is available as a whole or in 3 lots.

Situation
The property is set back from the public road down a sweeping drive with views out across the grounds and the church. The drive forks at the front of the property leading to the church and agricultural land while the other fork leads to a tarmac parking area. The city of Lincoln lies approximately 3 miles to the west where there are a wide range of amenities that would be expected for a city.

The A15 is less than a mile to the west and provides access to the A46 and the wider UK national road network. Newark-on- Trent is to the south west and is on the East Coast Main Line with regular services to London and Newcastle, fast services to London taking about 1 hour 15 minutes. Humberside airport lies 34 miles to the north of the subject property.

Description
The main part of the property was constructed in the late 17th century with alterations in the early 18th century and mid-19th century with the lodge dated 1856. The adjoining stables and coach house were built at a later point in time likely in the 19th
century.

Opportunities to acquire such a well situated, attractive and historic property to restore to a purchaser’s own requirements are increasingly rare especially in such close proximity to the city of Lincoln.

The hall which is of part limestone and red brick construction under a slate roof has accommodation on three stories with the principal rooms facing west. The accommodation, which in total extends to approximately 6403 sq ft (594 sq m) includes eight bedrooms in the hall as illustrated on the floorplans.

Whilst the property has most recently been used as a private residence it is in need of refurbishment to modernise and improve it. The property retains many original period features including feature fireplaces, ornate plaster work, cornicing and excellent woodwork with doors and shutters.

The hall has excellent natural light and well-proportioned
rooms suitable for a variety of uses. There is a large cellar below the property that is accessed via an external access point.

The property internally requires total refurbishment throughout whether it continues to be used as a principal residence or whether it is to be developed into alternative uses subject to planning permission being obtained.

The garden which lies principally to the west of the hall is mainly down to lawn and there is a patio area to the side and rear of the house. There are a range of shrubs and trees surrounding the garden providing privacy from the church. Previously there was a large walled garden with only the walls remaining therefore providing a unique opportunity to restore the walled garden to its former glory.

The stables and coach house lie to the north of the hall and similiar to the residential property these require investment. These could be used for equestrian activities or converted for further accommodation or alternative uses subject to planning permission being obtained.

The Lodge

The Lodge lies at the entrance to the driveway running down to the hall. The Lodge was built in 1856 and the property is constructed from limestone with a slate tile roof and timber windows. The property benefits from its own access directly from Greetwell Road with a parking area to the side of the property.

Internally the property has a living room, dining room, kitchen with pantry and the reception rooms benefit from delightful bay windows with wooden shutters. On the first floor there are three bedrooms and a family bathroom.

Agricultural Land

Encircling the property, with predominant expanses to the east, south, and west, lies a good sized block of agricultural land. The land runs down to the River Witham in the south, then under the new Lincoln Eastern Bypass in the west all the way to the edge of Lincoln. Immediately surrounding the hall is an area of parkland with mature trees. The agricultural land in total extends to 255.67 acres (103.45 ha).

The majority of the land is classified as grade 2 on the Provisional Agricultural Land Classification. The land is predominantly down to permanent pasture but can be cut to produce silage or hay should purchasers desire. There are two arable fields, one of which runs to the west of the hall with the other one lying to the east. There are a number of spinneys across the land, increasing the habitat for wildlife and the amenity of the holding.

There is a well maintained central track running through the property which leads from the hall to the bypass onto the land beyond this. The farmland offers scope to continue in agricultural production or potentially environmental opportunities should a purchaser look to pursue these.
