Land For Sale £45,000
Wickhamford Lane, Wickhamford, Evesham

Description
For Sale by Public Auction

Land on the South Side of Wickhamford Land offers a rare opportunity to purchase a 4.606-acre parcel of freehold agricultural / amenity land. The parcel of land is currently separated into two paddocks, each of just over approximately 2 acres, separated by a wire fence.

The land is accessed from Wickhamford Lane, a private drive off the A44 on the eastern edge of Evesham, approximately 1 mile from the town centre. The land is accessed from a small track off Wickhamford Lane. On the edge of the land, there is a small collection of storage units/containers which will remain in situ. The boundaries comprise mature trees and hedgerows, wire fencing, and a small brook.

The Lot will be sold as seen.

The agent understands that there are no overage provisions associated with the Land, however, buyers should make their own enquiries.

Situation
The field is situated just off the A44, outside Evesham. The access to the field is via a padlocked six-bar gate off the A44 which leads to the private drive, Wickhamford Lane. Each owner will receive the code to the gate for access. The land is situated approximately half a mile along the Lane. Evesham is a popular Worcestershire market town, serviced by good local road networks.

Guide Price & Reserve Price - The guide price offers an indication of the price below which the vendor is not willing to sell. It is not necessarily the exact final sale price and is subject to change prior to and up until the day of the auction. Any change in the guide price will reflect a change in the reserve (a figure below which the auctioneer will not be able to sell). The reserve can be expected to be set within the guide range or not more than 10% above a single-figure guide. (RICS Common Auction Conditions 4th Edition).
