House For Sale £310,000
Russell Way, Leighton Buzzard, Bedfordshire

Description
Why buy this home?

Situated in the popular and family friendly Brooklands area, this home offers the chance for someone to put their own stamp on it. Although already benefiting from a single storey rear extension, there is the possibility of also extending to the side of the property (SSTP) to make something truly special. The home also comes with the added benefit of solar panels.

After entering the property, there is a spacious entrance hall with under stairs storage and space to hide away shoes and coats.

The first reception room that you come to is the living room. The size of this room means that you could have a corner sofa or a more traditional sofa set, and neither would feel out of place. There is a chimney breast in here that could be turned into the focal part of the room or potentially opened again to house a wood burner or open fire.

A dining area that opens into the kitchen is fantastic for families as it means parents can keep an eye on children sitting at the table whilst they are preparing meals. Often when friends or family are over, the person doing the cooking can be isolated in the kitchen, but this arrangement also allows everyone to be together. There is ample room for a large family dining table.

The kitchen spans across the rear of the property and looks out over the rear garden. It is a great size allowing you to fit plenty of storage units and all the appliances you will need. A set of sliding patio doors lead out to the garden and allow natural light to flood into the room. Another door provides access to a side passage and the garage.

As is common with houses in this area, the bathroom is on the ground floor. It is fitted with a bath, toilet and a wash hand basin.

A well-proportioned rear garden is a blank canvas and provides a keen gardener the space to be creative. There is a potting area which has been added to the end of the garage. The garage is a fantastic size, providing superb storage or the space in which a keen mechanic could spend time.

Upstairs you have three bedrooms, two of which are doubles and the other a good size single. There is a large airing cupboard on the landing and other houses in the area have converted this into a toilet, meaning you would not need to go downstairs in the middle of the night.

At the front of the property there is driveway parking in front of the garage. There is a lawned area adjacent to the driveway that could be paved to provide more parking if required.
