Front Elevation

House For Sale £1,850,000
East Knoyle, Salisbury, Wiltshire, SP3

Description
Standing in grounds of approximately 7.4 acres and dating from the 1930s, Waterdale is a handsome family house in an idyllic position with gardens and grounds, pond, woodland and paddock. Sited in what used to be the formal grounds of Clouds House with a pond that was the old swimming pool, Waterdale has characteristics typical of the era with rendered elevations under a tiled roof with large leaded light windows and a lovely outlook over its gardens. In need of refurbishment, Waterdale has sensibly configured accommodation with nicely proportioned drawing, dining and sitting rooms and a large kitchen/breakfast room ideal for modern living. Upstairs there are five bedrooms with a further box room/study. Planning permission to convert the stables into garaging remains extant (application no S/2001/0149); other options could include ancillary accommodation (subject to a variation in the planning consent) which would enhance the scope of the accommodation.
The property is approached off the lane onto a drive flanked to the south by mixed woodland and to the north by a paddock with field gate. The drive leads to the stables with separate car parking area; historically the track continued around the side and to the back of the house. The formal gardens lie principally to the south and to the east of Waterdale and are to lawn and are flanked by well stocked flower and shrub borders. Up until this year the gardens have been opened to the public under the National Garden Scheme, and although in need of attention they provide a spectacular backdrop to Waterdale with well established magnolias, rhododendrons and camelias and many mature trees including a wellingtonia, cherry and copper beech.

The paddock (circa 2.95 acres) is accessed off the drive through a 5-bar field gate and is flanked by a combination of post and rail and wire fencing. There are extensive areas of mixed deciduous woodland to both the south of the drive and a further area to the north of Waterdale.
