“I would always admire the house as we drove past on the school bus and feel very privileged to now own it. The house was built in a traditional Georgian style in the early 90s and is on the site of the former Three Horseshoes pub, belonging to Bateman’s Brewery, which was the last beer house to be closed in Lincolnshire in 1971. The previous owner designed and built it for himself and considered every little detail which has made it something really special and has really captured the look and feel of a fine Georgian home.”

“We could see and feel the love and care than had gone into the design of the house and wanted to ensure that what we did to it was in keeping with the high standards that had already been set. We started by designing the new kitchen which is handmade bespoke painted timber with walnut worktops all made by Murdoch Troon who are local to Leverton, taking inspiration from Chalon Kitchens. We have the newest version of the electric Aga which completes the look we wanted perfectly. The Aga is electric with a ceramic hob as well as an original style hotplate, complete with grill meaning we can still use the oven when it is not switched on. You can set it onto an Eco Mode to run all the time and then turn it up when you want to use it making it far more efficient than the original models. We also opened up the dining room so that it leads freely on from the kitchen which is great when we are entertaining. We love the way Morris’s ‘The Brook’ curtains create a unified feel as they are in the dining room, kitchen, back hall and on into the utility and boot room."

“All the bathrooms have been redone with everything from Burlington Bathrooms in a traditional style; we have replaced all the windows with double-glazed uPvc ones with brass fittings and installed a new heating system. We put in the period style fireplaces and decorated throughout using virtually all Farrow & Ball paints carefully matching colours to the designer wallpapers; these are mainly William Morris but also Ralph Lauren and Little Greene. The bedroom with the William Morris ‘Arbitus’ wallpaper we specially chose as it was designed at the start of World War I and you can see the war memorial outside through the bedroom windows. A special routine we have is that every morning we start the day by pulling the blinds up in our bedroom and enjoying a cup of tea in bed looking out onto the beautiful garden - never mind the time of year, it never fails to take our breath away."

“The garden is around 2 acres and enclosed by mature trees and hedging. It’s a beautiful garden with different flowering shrubs for each season ensuring year-round interest, and an abundance of hydrangeas. We introduced the herbaceous border to add more interest to the summer months. We have a greenhouse and a vegetable plot and have enjoyed immensely trying our hands at growing a variety of produce from potatoes to tomatoes. It’s a fantastic garden and house for parties – we have had family sports days here, bonfire night gatherings and marquees on the lawn for large scale entertaining to celebrate milestone birthdays. It really is a wonderful family home for entertaining family and friends.”

“The house is situated really well. There’s a village shop nearby and pubs along the A52 for bar meals. It’s also close to lots of good schools with transport links close by. Sheepgate Equestrian is just down the road if you love horses and there are excellent farm shops and nurseries nearby – we really appreciate all the local produce we are lucky to have to hand. There are some lovely dog walks that we enjoy particularly the sea bank from which, on a clear day, you can see the Norfolk coast."
