APPROACH

One of the key factors from the kerbside is the long drive that runs down to this property, this offers plenty of parking for multiple family cars, which is perfect for a house of this size. The driveway is blocked paved, enjoying planting areas and trees in between the neighbours, and has the benefit of a farm gate to the front for privacy. There is also access along the side of the house to reach the garden.

The property really is centre of the village, making it super-convenient for the local mini-supermarkets, eateries, and convenience stores as well as being literally over the road from the bus stop. Should you require the train from Berkswell train station, then this is approximately a 10 minute walk through the village to the train station and being super convenient to pick up the main Kenilworth Road.

Balsall Common is a popular village located within easy reach of Coventry, Solihull and Kenilworth. It has excellent links to trains, airports, major roads and is serviced by local bus routes. LIVING ACCOMMODATION

Let’s take you on a tour through the ground floor living accommodation. Firstly, from the front is an inner porch which has UPVC glazed French doors to the front, leading into a handy porch area, which is perfect for hanging coats and storing shoes. There is a solid wooden door with a feature decorative glass pane which adds to the character and features that you are about to experience. Open the door, where you find yourself in the inner hallway, with the door leading through to the front living room and stairs rising to the first floor bedrooms and bathroom.

What we love about the living accommodation is the varied living spaces on the ground floor, all with individual character, and generous enough to work really well for a family and divides well when people need their own space, especially with young members of the family and perfect for large gatherings.

First of all, the front living room is a great space, beautifully styled with an abundance of period features and boasting a bay window. The bay window enjoys the view out to the front driveway, having a radiator set underneath, and the perfect spot for a comfy armchair. The living room is neutrally presented with feature contrasting colours to the side of the chimney breast where you also find a feature fire and the perfect spot for your wall-mounted television. There is good space either side of the fireplace for storage cupboards or bookshelves, and the living room will easily accommodate a large sofa.

The archway from the front living room leads into the middle room or dining room, this is a delightful space, and adaptable, whether as a second sitting room, or as a large dining space. One of the key features here is the log-burning fire, which adds not only heat but character to the space, as well as the opposite wall being panelled. The room is decorated in a period colour, having exposed solid wood floors, and again space either side of the chimney breast for bookshelves and further storage, and additional understairs storage cupboard to the rear of the room.

This room works really well for large families to have dinner or private gatherings, and links the kitchen and front living room together really nicely. There's also a central heating and ceiling lighting.

The internal French doors open out from the dining room into the kitchen. The kitchen is a nice size and offers a good compliment of cream wall and base units with solid wood work-surfaces which provide good food preparation space. There’s a porcelain 1 and 1/2 sink with mixer tap, and space here for your own free-standing cooker and plumbing for a dishwasher. There are nice Victorian style tiles around the work-surfaces and windowsill as well as splash-back to the cooker.

In addition, there is space for a couple of barstools, a further storage cupboard which is also home to the Viessmann boiler. Further patio doors from the kitchen lead into the conservatory.

Leading off the kitchen is the perfect area for the family, offering first and foremost a downstairs shower room, which has a single sized shower, toilet and hand wash basin, with a further storage cupboard and twin leaf-patterned frosted windows to the side. The hallway has a glazed patio door leading out to the garden and space for a larder fridge/freezer.

The garage has been majority converted into living accommodation, yet still leave some good storage at the front, however, the middle section has been converted to create this adaptable space, currently having some utility usage with sink and storage with plumbing for a washing machine, as well as a great area which works really well as a home office, or a perfect kids playroom, or if you’re into the gym, then this would be ideal. This room has a frosted window to the side elevation, ceiling LED spotlights and an abundance of power points, some with USB charging connections. There’s also a radiator to the rear of the space.

The property also enjoys the benefits of a large conservatory leading from the kitchen. This is a great room, and further adaptable space, perfect for some comfy sofas in the warmer months, alternatively, for the children, makes a great safe play area. There’s further patio doors leading out to the garden.

FIRST FLOOR BEDROOMS & BATHROOM

Welcome upstairs. We love this property and its lovely period features. The landing is quirky, having steps down to one of the bedrooms and the bathroom, a useful storage cupboard with shelving, and further door which leads you to the private bedroom suite on the top floor.

The first floor landing has the benefit of a central heating radiator, ceiling lighting and thermostat.

Bedroom number two is set to the front of the house. A spacious bedroom, working really well for the younger member of the family to have their own space, plenty of room for a large comfy bed, desk space, gaming area and also good walls for free-standing wardrobes. There’s even a feature period fireplace for effect, as well as picture rails around. There is also a central heating radiator.

The third bedroom works really well as a guest bedroom, or again maybe for a teenage member of the household. Providing good floor space for beds and side tables, there’s a fitted wardrobe and a vanity unit with wash basin, again, which would work really well for the younger member of the family. This room is positioned at the front of the house, having a large double glazed window to look onto the generous driveway with a central heating radiator underneath. There’s also plenty of power points and a telephone socket.

Opposite this bedroom is the family bathroom and provides a period style suite comprising of a toilet, pedestal wash basin with individual period taps, a bidet, as well as a large shower having a mains control and panels surrounding for ease of cleaning. This bathroom is neutrally and tastefully presented, having a leaf-patterned obscured window to the rear, and a large chrome towel radiator for the towels.

Bedroom number four is a lovely room, especially enjoying the delightful view of the rear garden, having the benefit of twin double glazed windows to ensure plenty of natural light flows in. This is an adaptable space, working really well as a single bedroom, or perfect as a baby cot room, providing plenty of space for toys etcetera. In addition, there is a good wall for free-standing wardrobes, plus the ideal spot for a baby changing storage cupboard, and has the benefit of a central heating radiator. Alternatively, should you work from home then this would also make for the perfect home office.

The loft space has been converted to create this independent number one bedroom suite. As a family home this works really well for parents to have their own space upstairs, leaving the rest of the family to have the first floor bedrooms and bathroom accommodation.

The top floor is a lovely spacious room, and broken up into zones. Firstly, as you arrive at the top of the stairs, this area provides space for your large bed, and a step up to a bath area where you will find a period style free-standing bath with Victorian central mixer taps and shower attachment. This is a relaxing space to enjoy a good soak whilst having a large opening Velux skylight above which allows you to sit back in the bath and enjoy the stars. In addition, there is also a towel radiator and tiled floors.

Moving away from the bed area, there are steps down to the sitting zone, which is the perfect spot to relax, easily accommodating a comfy corner sofa to unwind, and space for a dressing table and additional floor space for free-standing furniture. There is a built-in low-level wardrobe which runs into the eaves space, a further Velux window to the front elevation, and a window to the side with central heating radiator set underneath. There’s also space on the wall for a television, as well as ceiling spotlights. This is a cracking room, and works really well for the purpose it was designed.

OUTSIDE SPACE

Another key feature to the property is the extensive rear garden. From the sky you can see that this house offers a good plot special with the large front driveway. The garden can be accessed from either the utility door or from the conservatory, and is made up of a generous patio, which is perfect for outdoor furniture, a pathway that leads to the bottom of the garden, where you will find an additional shed and outdoor office building, as well as there being a circular patio for your outdoor dining table. There’s also access along the side of the property to reach the driveway as well as an outside tap for watering the garden.

SHORTENED GARAGE/STORE

The majority of the garage has been converted to accommodate the extra living space. However, this still provides a handy store area having lighting and power.
