Situation And Description - The land enjoys an elevated position with lovely views and offers easy access to the footpath and bridleway network and the River Wye.

The land is situated just outside the popular village of Fownhope to the southeast of Hereford. How Caple and Ross on Wye are to the south with Ledbury to the east. The field has easy access to the M50 and wider M5 and A40 motorway networks.

The field includes a former sheep-rearing shed that was previously connected to mains water and electricity and an agricultural shelter for keeping livestock.

Services - The field is connected to mains water, and mains electricity is available close to the site.

Wayleaves, Easements And Rights Of Way - The property is sold subject to and with the benefit of all rights, including Rights of Way whether public or private, water, Rights of light, drainage, electricity supplies and other rights and obligations, easements, quasi easements, covenants, restrictions, orders and all existing wayleaves of pylons, stays, cables, drains, water, gas and other pipes that may exist over the same or for the benefit of the same, whether mentioned in these particulars or not.

There are wayleave agreements in place relating to the Western Power Poles.

There are no public footpaths crossing the land.

The neighbouring properties have a right of way across the access lane subject to making a fair contribution towards its use and cost of repair.

Byre House retains the right to utilise the foul drainage system, located in the field, and rights are in place for them to inspect, retain and repair the same. Grange Cottage previously exercised a similar right, but this residence now has its own sewer system installed.

The current owner and any successor in title of the field reserves the right to install an alternate foul water drainage system in another location, depending on their intended use of the land.

The future landowner has a responsibility to maintain the land surrounding the sewer, however the neighbouring properties are responsible for the upkeep of the foul water drainage system.

Tenure - The land is sold freehold with vacant possession.

Viewing - Viewing may take place on foot at any reasonable time during daylight hours. Viewers are asked to respect the land and neighbours and take care not to obstruct the access lane when parking.

Uplift Clause - The land will be sold subject to an overage on future residential development. The overage will be effective for 15 years from the date of completion. The amount payable will be 30% of the net increase in value.
