Mill Road, Wistow

Description
Ellis Winters Exclusive are delighted to offer Mill House, a truly magnificent Victorian home which has been meticulously restored and renovated by the current owners since their purchase in 2016. Situated in the picturesque village of Wistow nestled within the Cambridgeshire countryside, the property offers both spacious and versatile accommodation over three floors measuring in excess of 6000 SQ-FT.

This substantial property which used to form two separate homes (Mill House and Mill Cottage) is positioned on a mature corner plot measuring approximately 0.4 acre (sts) and briefly comprises seven bedrooms, five reception rooms, an impressive kitchen/diner/living space, three bathrooms, and a self-contained annex.

A hallway perfectly links the two former properties into one home and has a feature staircase which leads to the first floor. The ground floor accommodation comprises five reception rooms in total. Located to the front of the house is the formal dining room with sash window and a feature fireplace. Accessible from the dining room is the good sized and versatile family room. Reachable via a door under the stairs is the office which is a perfect space for someone who works from home.

The first of many standout rooms in this lovely home is the impressive and recently refitted kitchen/diner with large island unit, integrated appliances, bi-folding doors opening to a secluded courtyard, and a spacious dining area, all perfect for hosting and socialising within the kitchen.

The single storey accommodation to the rear of the property which also overlooks the secluded courtyard, includes the striking sitting room with vaulted ceiling that is flooded with light from the bi-folding doors and recently installed Velux windows. The sitting room opens to the versatile and bright music room which in turn opens to the fabulous orangery.

The remainder of the ground floor accommodation comprises the essential and recently refitted cloakroom including a limited edition basin unit, a laundry room and a separate utility room, both accessible directly from the kitchen.

The formally mentioned feature staircase leads to the first floor landing which provides access to four of the seven bedrooms as well as the first floor refitted three piece suite shower room. The exceptional principal bedroom suite is another stand out feature of this home. The dual aspect bedroom area comfortably accommodates any bedroom furniture you could desire and also benefits from a walk-in dressing room. The en suite bathroom to the principal bedroom has been redesigned and refitted with a four piece suite to include a freestanding contemporary bath and a spacious walk in wet room shower area.

Stairs from the first floor landing lead to the second floor landing which provides access to the remaining three good sized bedrooms and the refitted three piece suite family bathroom.

The self-contained annex called Mill Cottage Studio is ideal for guests or perfect as a retreat for relatives either young or old. The annex consists of an open plan living/bedroom space, a modern kitchen and three piece suite shower room.

Outside the property boasts ample off road parking, outbuildings mainly used as garaging, a double car port, swimming pool, and a well-cared for mature garden which includes a secluded courtyard garden area which links both the outside space and the living space of Mill House and is perfect for al-fresco dining.

Mill House is located only 7 miles north of the towns of Huntingdon and St Ives, with Huntingdon train station providing frequent and modern trains to London St Pancras. The nationally important A14 and A1 are only a short drive away with the A14 providing an easy drive to the historic city of Cambridge.

A viewing is highly recommended to fully appreciate both the space offered with this individual home and the works carried out to the property which perfectly blends period charm with modern living.

Homeowner View
One sunny day in October 2015 we came up to Bury Cambridgeshire from London to view property in the area of which Mill House was the 2nd on the list that day. After disappointment at the first property, we pulled into the gravelled parking area of Mill House and it immediately impressed us.

Instantly, I noticed the large barn that ticked a massive box for me as my plan was to dabble in classic cars of my era. We walked through the covered walkway, into the courtyard and sensed the history of the property with its aged wind chimes and numerous garden features and water fountain.

The sellers, who had lived here for more than 30 years in Mill House as a multi-generational family, gave us the tour of the property. The grandparents historically lived in Mill Cottage which is now the kitchen and master bedroom areas of Mill House. The agent asked us what our first impressions of the property was, our response was we loved it but if only it had a swimming pool? He then led us to the rear window on the second-floor landing window and said take a look, there was a swimming pool and at that point we were hooked!

Within 3 months we were in and the new proud custodians of Mill House and we couldn't have been happier. Whenever something went wrong with the house - and many things did, we laughed and shrugged it off, nothing phased us. We have since gone through the entire property room by room with improvements and refurbishments to purposely bring it into the 21st Century with a sympathetic view on its external presence and history.

Our original intention was to live in Mill House and Rent out Mill Cottage but it soon became apparent that the plan was going to change and we would build a home that we could have all the family here to visit at the same time and put our stamp on. We decided to keep the name Mill House for the entire property. It was the right decision for us to enjoy the property.

Building works started mid 2016 and concluded only recently. The new kitchen and dining area is the heart of the house, it is our day room and with the bifold doors opening out into the courtyard it brings the outside in and the inside out. Its a great space for entertaining and very private for those days when you want your privacy or just want to sunbathe.

We also decided to convert one of the garages into a studio apartment and advertise it using the Airbnb site. Hosting has been an enjoyable experience we have met people from within the UK and wider afield from across Europe. It has been a great source of income to help pay towards home improvements.

During the pandemic lockdown we spent a lot of time at home reflecting on Mill House and we decided that we loved living here in Wistow but three of our children are grown and moved away now and we were rattling around inside the house. The answer was literally right in front of our eyes, to build a smaller house in the oversized garden of Mill House.

Wistow is a great village with a vast array of different people from all walks of life, the locals call newbies to the village 'Blow in's. Most years a village fete(fun) day has been held within the village. It has a great public house (The Three Horseshoes) and the Landlord also participates in community activities. If you want to get involved in the Parish Council, the Neighborhood Watch, the Village Hall Committee, T stitch and B…Talk Club, WI, Line Dancing, Pub Quizzes, Bingo Nights, Safari Suppers Running Club etc, then you'll be most welcome.

We have a park with apparatus in for younger kids to play and also a football pitch marked out.

With a local bus service Monday to Friday and a choice of local taxi companies, entertainment further afield is not a problem if you don't want to drive all the time. We spend many social evenings at the vast array of pubs, restaurants, theatre's, cinemas, sports events within the Cambridgeshire area.

Huntingdon shops/supermarkets and main line station (Kings cross to Edinburgh line) is within 12 minutes' drive of the property and the nearest supermarket is 10 minutes' drive away also other small convenience stores are nearer. The Doctors Surgery and Dental Surgery are within a 8 minutes' drive from the house.

Driving wise we can be in North London within 80mins, Birmingham within 95 mins and the North Norfolk coastline is within 90 mins reach.
