Seller Insight:

What is your favourite room of the house and why?

Our favourite room would definitely be the open plan living space which includes the kitchen/diner and lounge area. This is a great space for entertaining and provides the focal point of the house. Winter evenings are warmed from the heat of the Aga and the double doors opening onto the patio and garden provide our summer entertaining space.

Who do you think would be the next ideal owner?

We think the house would equally suit a family or a couple. The flexible living space on the ground floor provides a perfect social space for the whole family. A 5 minute walk into the High Street is a real bonus.

What do you love most about the house and why?

The house provides a combination of modern open plan living and period features. It has provided the perfect space, both inside and out, for our family as they have grown.

What do you love about the local community?

There really is a sense of community here with super neighbours and a fantastic choice of amenities just 5 minutes walk away. We love walking into nearby Savernake Forest and the High Street with many independent shops, cafés and restaurants. Local supermarkets are within easy walking distance. There are lots of local clubs and activities for both adults and children alike. We are both keen cyclists and have made many friends through the local cycling club.

How easy is it to commute from here?

It is super easy to commute from Marlborough with train links from nearby Bedwyn, Pewsey, Hungerford and Swindon.

What made you choose this property over others that were available at the time?

We choose this property as we were looking for a period family home with character features within easy walking distance of local schools and the Town Centre.

Accommodation Summary:

Ground Floor:

A welcoming entrance hall leads through to the sitting room, and one is immediately struck by the excellent ceiling heights of this Edwardian home. Characterful features such as the fireplace, square bay window add a classic feel, and are complimented by a sensitively chosen colour scheme. Folding doors allow the sitting room to be divided, perfect for cosy and more private spaces, but allowing the flexibility of open plan living too. The log burner is an attractive feature at all times of year but comes into its own in the winter months. The gorgeous wooden floors lead through to the rear of the house, which comprises a well-appointed kitchen with AGA, open to a dining area overlooking the rear garden; study space and utility with downstairs WC.

First Floor and Seconds Floors:

There are 4 bedrooms to the first floor, with 2 adjoining each other. In addition, there is a family bathroom. The adjoining rooms could make ideal children’s bedrooms, with playroom attached; or for an older child/teenager a bedroom with study attached. To the second floor is the principal bedroom with en-suite shower room and access to a substantial loft space.

Outside:

To the right of the property is driveway parking for at least 2 vehicles, with double gates leading into the rear garden, where further parking could be utilised if required. The level garden has been mainly laid to lawn with borders and is totally enclosed. The terrace at the rear of the house offers the ideal space for outdoor dining and the garage/workshop space and garden shed provide useful storage.

Location:

The High Street in Marlborough is host to a fantastic range of shops, cafes, restaurants, and public houses, with independent and boutique businesses sitting side by side with larger national chains such as Waitrose. There is a twice weekly market selling everything from fruit and veg to hardware and garden furniture and also a charming independent cinema on The Parade.
There is a variety of excellent schooling available at all levels in and around the town, including St. John's Marlborough and the world-famous Marlborough College. The surrounding countryside is also a huge draw, with country walks, bike rides and other outdoor pursuits all readily available and Marlborough lies in the North Wessex Downs Area of Outstanding Natural Beauty. The Marlborough Downs, Savernake Forest, West Woods and many other beauty spots are within easy reach. For transport, the M4 is easily accessible as is the A34. The railway stations at Pewsey, Swindon, Great Bedwyn and Hungerford offer direct services into London Paddington with the fastest taking under 1hr.
