The House

House For Sale £1,595,000
Ham Lane, Prinsted, Emsworth, West Sussex, PO10

Description
A delightful four bedroom family home occupying a cul-de-sac location in one of the most sought after harbourside villages, on the Hampshire/West Sussex border.

Situated in the village conservation area the house is barely 600 yards from the harbour with its lovely marine walks around Thorney Island to the south, Itchenor and Bosham to the east and Emsworth to the west.

The spacious accommodation stretches to around 2,700 sq ft with an additional double garage and although it would benefit from some light refurbishment it will create a superb family home set in a quarter acre plot. All four of the bedrooms are generous doubles with the master being exceptionally large with an en-suite bathroom and there are two additional bathrooms.

The ground floor accommodation is adaptable and flexible with a good sized family room which could create a particularly good office, and the kitchen/dining room overlooks the garden and may benefit from refitting. There is a utility/boot room along with a downstairs cloakroom.

The lovely plot stretches to 0.27 acres with an excellent level of privacy, and is within a short level walk of the harbour. Also within walking distance is a new Co-op and post office whilst slightly further afield is Emsworth with a good range of independent shops and restaurants, and Chichester with a good range of major supermarkets, Festival Theatre and access to the Goodwood Estate.

Prinsted itself is conveniently located within a mile of local shops available in nearby Southbourne, together with a railway halt which provides services to Portsmouth, Havant and Chichester. The latter two stations also providing on-going services to London Waterloo in about 1 hour 20 minutes and London Victoria in about 1 hour 40 minutes respectively.

The town centre of Emsworth provides a good selection of facilities together with a number of pubs, bars and restaurants. Emsworth Harbour is ideal for dinghy sailing, but also provides deep water yacht moorings. Whilst sailing is perhaps the predominant pastime in the immediate area, sporting and recreational activities elsewhere are numerous including a number of golf courses, the nearest being at Rowlands Castle. Horse racing at both Goodwood and Fontwell Park and bathing, windsurfing and kite boarding from various beaches along the south coast. The National Trust Reserve at East Head and the award-winning Blue Flag beaches of West Wittering are easily accessible and are perhaps the most picturesque in West Sussex. To the north, the rich countryside of the South Downs National Park is criss-crossed with many bridle paths and footpaths. Goodwood, already internationally known for its horse racing also plays host to the annual Festival of Speed and the Revival at its historic motor circuit. There is also a private airfield for the use of light aircraft.
