DESCRIPTION
The subject land lies conveniently between the towns of Crediton and Tiverton and is not more than a half hour’s drive from the Cathedral city of Exeter. It comprises an exceptionally attractive and productive block of versatile land in Mid Devon, including some Grade 2 land.

Parts of the land enjoy far reaching southerly views to Cadbury Castle and Dartmoor. The land is generally gently or moderately sloping. It was last cropped with maize. and has since been reseeded with a grass ley. The land has considerable agricultural appeal, may also be suited to conservation or equestrian uses, subject to securing any necessary planning consents. We would note that the north-westernmost field parcel is subject to a covenant preventing any building.

The boundaries are predominantly comprised of traditional bank and hedgerows with some mature boundary trees, particularly to the east. The land is accessed via 2no. field entrances from the adjoining public highway to the west. The principle access is via double 12ft galvanised gates, with a further 12ft galvanised gate a short distance south providing an additional point of access, which could potentially enable the land to be lotted as described under ‘Method of Sale’ below

There are no mains services to the land, although it is understood that a South West Water mains pipe passes under the land along its westernmost boundary.

No Basic Payment Scheme entitlements are available. The land is not currently subject to any agri-environmental scheme agreement.

The land is offered for sale by private treaty.
While the vendors’ preference is to sell as a whole, prospective purchasers may put forward proposals as a whole or in lots:

Lot 1: the three northernmost enclosures of around 29.82 acres;

Lot 2: the three southernmost parcels totalling around 27.94 acres.
