SITUATION AND DESCRIPTION
A mid terrace house which we understand was built in the mid 1970’s and now benefits from refurbishment including a new wood burning stove which warms the house. There is also mains gas connected, with a modern boiler and PVCu double glazing.

The property offers a front garden, setting it away from the road and a good size rear garden which has the best of the sunshine. The rear garden has a summer house, log store and a locked store. There is also a rear gate on the boundary, which is useful for general access without bringing things through the house. There is ample on street parking in the road and at the rear where there is a village car park.

There is a canopy at the front of the property which in turn opens to the hall providing room for hanging coats and removing shoes. The living room has an electric fire which provides a feature point and looks out to the front garden and there is a useful understairs cupboard. The kitchen is modern and contemporary, features a wood burning stove, and also has a lobby area and a cloakroom/WC. To the first floor are three bedrooms, one of which is modest in size and makes an ideal home office/study. The rear bedroom is the largest room upstairs and looks out to the rear across the rooftops of the village to the surrounding Tamar Valley. The second bedroom is another double; the bathroom is of good size with a shower over the bathtub.

This tranquil Devonshire village has been labelled a World Heritage Site and is perfectly positioned away from main roads. The village offers a rare local railway station which forms part of the Tamar Valley Line, connecting to the waterside village of Bere Ferrers and Calstock plus onto Plymouth City in around 20 minutes. There are also several shops including a post office stores with local bakery, two small supermarkets, butchers, hairdressers, café/restaurant, takeaway, pharmacy, doctors’ surgery, primary school, public house, bus services and a garage with petrol station.

Bere Alston is 15 minutes by car from both Tavistock and Yelverton and approximately one hour from Exeter. The surrounding fields of the village are peppered with public footpaths which have beautiful walks and views of the Tamar River and surrounding countryside. The Bere Peninsula is formed by the Rivers Tavy and Tamar creating a special secluded area steeped in history. Due to the rivers there are also public slipways and boat yards at Bere Ferrers and Weir Quay along with a gig club and excellent outdoor pursuit facilities.
