Cliff House Holiday Park is located in Dunwich, Suffolk, a lovely seaside village close to the Coastal Towns of Southwold and Aldeburgh. The site hosts an array of luxury lodge holiday homes, static caravans and touring pitches within 30 acres of beautiful woodland. The holiday park features their own bar and restaurant, The 12 Lost Churches, which offer a comprehensive and full menu and cater for functions, events, business training days and parties and a newly refurbished play area. Situated on the gorgeous heritage coast the lodge is perfectly located to enjoy and relax in the surrounding countryside including Dunwich heath which is on your doorstep. If you love nothing more than a long walk beside the sea, a brisk stroll before lunch, cycling along quiet lanes, sailing iconic estuaries, or spending hours quietly watching some of the UK's rarest wildlife, the beautiful landscape of the Suffolk Coast & Heaths AONB has it all.

Dunwich benefits from the well known Ship Inn Pub, The Flora Tea Rooms available to eat in and takeaway, as well as other tea rooms other attractions include Dunwich Museum, The Heath, Forest Walks and the Ruins.

Please note the lodges at Cliff House Holiday Park are available for use and occupancy for 10.5 months of the year, with the site closing for the winter season, mid-January until February. You may visit during the close down period for general maintenance.

We have been advised by the holiday park that they issue a license agreement with each lodge that is sold, new lodges usually last for at least 99 years in length, used lodges vary in length but may be extended by agreement should you wish. This can be discussed with the site manager at the time of purchase.

Each lodge is subject to a pitch fee, which for 2023 is £5,960 and includes water, sewage charges and refuse collection.

Please note that council tax is not applicable to holiday homes and there is no stamp duty to pay.

The holiday lodge is insured on a 'new for old basis' with a low excess and is a fixed rate agreed at £360 per year plus contents.

Electricity is charged at cost which is TBC per unit plus 5% VAT, please call the office for up to date pricing.

Gas bottles are available at a cost of £75.00 and can be purchased from the holiday park site reception and will be delivered by a team member.

Friends and family may use the lodge with your permission. However, commercial subletting on some plots by separate agreement may be allowed, the Directors of Cliff House decide on each individual case, thus protecting all customers on site thus keeping the exclusivity of the holiday park. The holiday park have confirmed that some lodges are now offered as investment whereby we will attain a return for your investment via the self-catering section of the business. Bookings would be controlled via Cliff House Holiday Park and they will undertake the whole process from booking via their online booking portal to cleaning, linen and looking after the customer for their stay on-site. If you would like more information on sub-letting a lodge, please let one of the team know.

We have been advised if you require any maintenance or help with your lodge, you are able to call the office team who can arrange almost anything for you via their excellent maintenance team. Please note, new lodges come with a guarantee ensuring everything will work to your satisfaction.

Every Cliff House lodge/plot will come with a garden and car parking with some having lovely views of woodland or the sea.

The furniture and fittings as shown in the photos is included in the sale price, you just need your clothes along with food and drink to start enjoying this lovely coastal setting.

The Holiday Park benefits from a fabulous bar, restaurant and games room called 'The 12 Lost Churches'. The Park is heavily wooded with a children's play area and steps down to the beach along with a shop stocking all of the essentials you may need.
