Situation
The land lies in the parish of Launcells, Bude and is well located with easy access to rural villages of Bradworthy and Kilkhampton, both of which have an excellent range of amenities including a post office, village stores, primary schools, places of worship, public houses, and village hall.

The ancient market town of Holsworthy can be found some 6 miles to the east and provides a good range of day to day facilities including a Waitrose Supermarket, thriving livestock market, choice of veterinary practices and agricultural
merchants. The popular seaside town of Bude on the north Cornish coast is 7 miles away and provides a wider range of amenities as well as being renowned for its sandy beaches and sea pool.

The A30 trunk route is an approximately 20 minute drive to the south and this quick link leads to the cities of Truro in the west and Exeter in the east.

The Land at Higher Pigsdon extends to some 63.87 acres (25.85 hectares) in all, and comprises two extremely useful blocks of land, which will be offered for sale in two lots;

LOT 2: Approximately 21.66 acres (8.76 hectares) and
coloured purple on the plan.
Again, access is from the parish road to the north. The land has a predominantly southerly aspect sloping towards a small tributary of the River Tamar and enjoys southerly views over the upper Tamar valley towards the Cornish Hills.

Two fields were cropped with corn last year and are currently arable stubble, the remainder is down to grass leys and permanent pasture.

There is a natural water supply on the south eastern boundary.

LOT 1: Approximately 42.21 acres (17.08 hectares) and outlined orange on the plan.
Accessed from the adjoining parish road to the north, the majority of the land in Lot 1 is in permanent pasture which is level and gently sloping and contained in good sized enclosures, many of which have benefited from recent casting up.

The land enjoys a southerly aspect with views over the upper Tamar Valley towards the Cornish hills. The land is gently sloping to a small tributary of the River Tamar which also provides a natural water supply.

There is an attractive small woodland of about three acres on the western boundary, which provides amenity, sporting opportunities, shelter and a supply of firewood.

The land is all down to productive grassland which has benefitted from regular slurry applications from the dairy farm which has maintained excellent fertility. Historically some of the fields have also been used to grow arable and maize crops.

Immediately adjoining the parish road is a small South West Water pumping station, which supplies water to Higher Pigsdon Farm. This small area (measuring only a few square meters) is being retained by the vendor, with a right of way to the pumping station though the existing gateway.

Date of Auction: the Land at Higher Pigsdon will be offered for sale by PUBLIC AUCTION on Wednesday 21st February 2024 at 7pm at Strawberry Fields, Lifton, Devon, PL16 0DE Buyers are advised to attend by 6.30pm to register.

Registration: Please note ALL BIDDERS, including Kivells existing clients, will need to register with Kivells on the night of the auction in order to comply with The Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017 (the "Regulations") – as of 26th June 2017.

Bidders will be required to provide one form of government issued photographic identity and a utility bill addressed to them at their home address, dated within 3 months of the date of the auction. Failure to do this, may prejudice your ability to bid on the night.
 
Buyers Auction Fees: All successful buyers should note that on exchange of contracts a Buyer’s Administration Fee of £2000 plus VAT (total £2400 inc. VAT) per lot is payable to
Kivells by cheque, BACS or debit card payment.

The successful buyer will also be required to reimburse the vendor for search fees, details of which will be available in the auction pack.  

Please note if the lot is sold prior to auction, or afterwards, these fees remain payable. There are no discounts for multiple lots purchased and you must consider this when bidding/offering prior.

Deposit: A 10% deposit will be required to be paid by the successful bidder upon the fall of hammer and at this point the contract is legally binding. The deposit has to be paid to Kivells as auctioneers and can only be paid in the form of a cheque or bank transfer.

ALL bidders must only bid if they can make this payment.

Cheques must be drawn on a bank or branch of a bank in the United Kingdom, any other cheques may be rejected and it will the responsibility of the purchaser to ensure they have the correct method of payment available at each auction.

Completion: Will take place at 28 days from the auction, or earlier by agreement between the parties. On the night of the auction, 10% of the purchase price will fall due as a deposit being exchange of contracts.

Boundaries: Any purchaser shall be deemed to have full knowledge of all boundaries and neither vendor nor the vendor’s agents will be responsible for defining boundaries or the ownership thereof. Easements, Wayleaves, Rights of Way: The land is offered for sale subject to and with the benefit of all matters contained in or referred to in the Property Charges Register of the registered title, together with all public rights of way, wayleaves, easements and other rights of way, which cross the property. We understand there are NO footpaths over this property.

Tenure: Freehold with vacant possession upon completion.

Services: We understand that mains water is available close by in the adjoining parish road by and any connection would be subject to consent from South West Water.
