The land is sloping, with a north easterly aspect and has been grazed with cattle in recent years. The soils are classified as Grade 4 under the Agricultural Land Classification The land is readily accessible, having frontage onto two adopted highways. In common with much of the land in the locality, the land is likely to have been worked for minerals in the past.

Lot B comprises a single field of 0.56 acres, down to permanent pasture accessed off the B5056. It is bound by overgrown hedgerows made up of hawthorn and blackthorn

Location - The land is located within the Peak District National Park, between the villages of Winster and Elton. The land is located either side of the B5056 a short distance from Winster crossroads. Lot A is accessed off Chadwick Hill.

Directions: - From the Miners Standard at Winster, drive along the B5056 towards Birchover for approximately half a mile. When reaching the Winster crossroads, to access Lot A, turn left on Chadwick Hill towards Elton, and Lot A is located on your right hand side, as indicated by our "For Sale" board. Lot B is located off the B5056 on the right hand side approximately 200 yards from Winster crossroads when travelling towards Birchover as indicate by our "For Sale" Board.
