Method of Sale

The land is offered for sale by Informal Tender closing at 12 noon on Friday 22nd March 2024, subject to the terms and conditions set out on the tender form attached.

Your offer must represent your “best and final offer” for the land because there will NOT be another opportunity to make another offer after tenders have closed. Only offers submitted on a fully completed tender form and accompanied by ALL the information requested will be considered.

Background/Access

Frith Wood is a large woodland that is divided into a number of ownerships.

The woodland is located on the western edge of Frith Wood adjoining a property called Woodland Farm but is accessed via a right of way over a woodland trackway off the Smarden Bell Road. The entrance to the wood is via a black barrier at the junction with Greenhill Lane (TN27 0SY).

The woodland is divided into 2 parts by a stream and extreme care should be taken when viewing the land. There is a plain wire fence to the eastern boundary but it is not known if this is in the correct position.

*The seller, who is a previous occupant of the adjoining Woodlands Farm, has left a number of items and small structures in the woodland towards the southern end including an old tractor and saw bench. These will remain in situ following completion.

Footpaths

A footpath (no AW174) crosses part of the land close to the northern end. The majority of the woodland lies to the south of the footpath with a small section to the north.

()

Designation

The woodland appears to be designated as a Local Wildlife Site and as Ancient Woodland.
