Introduction:
A rare opportunity to purchase and build a 10,000 square foot house in 1.8 acres of outstanding natural beauty; 110m above sea level with breath-taking panoramic rural views for as far as the eye can see. Planning permission has been granted to build a unique contemporary 6 bedroom detached house. The central and overriding theme is architecture; designed over four floors to nestle into the countryside with spectacular views from virtually every room, with floor to ceiling glazed windows or perhaps you would prefer to enjoy the views from the balconies that are on three sides of the building. The design is breath-taking with an 'Indoor Waterfall' cascading down the centre of the property reflecting the sunlight and reflections. A glass lift accessing all floors and the voids allows you to look down into the lounge and library below. The estate is accessed by a private road that winds its way up the hillside, passing through two sets of electrically operated gates ensuring privacy and security.

Approach:
The design of the residence and the layout is breath-taking. After winding your way up the meandering private road and through the two sets of electronic gates you begin to understand the panoramic views that are enjoyed; you can literally see to the horizon.

Your Forever Home:
The accommodation is vast, with the 10,000 square feet spread over four floors with the basement of 378 square metres or just over 4,000 square feet plus a six-bay covered parking area. The entrance hall measuring 4.3m or 14'1" with a double height void flooded with light. This part of the residence is home to the 9.3m or 30-foot swimming pool and adjacent to this is the sauna/steam room and changing rooms. There is also a home cinema that will comfortably entertain and seat 10 people. On the opposite side of the basement is the 12m / 40ft lounge and dining room, kitchenette and powder room; great for entertaining and social gatherings but this could provide a self-contained annexe or perhaps staff accommodation for a nanny or personal assistant with all these rooms enjoying fantastic views. The stairs rise to the floors above or you can take the glass lift, and yes even the lift is glass so that you do not miss those panoramic views.

Gymnasium:
The floor above is the mezzanine measuring some 97 square metres, again flooded with light and enjoying those gorgeous views. We have designated this as the gymnasium as there is a water closet on this floor, but this room could be a home office, you are limited only by your imagination.

Ground Floor:
The ground floor is a vast 288 square metres or 3,100 square feet with floor to ceiling glazed walls flooding the rooms with light so that you enjoy those views. The focal point is the feature 'Waterfall' wall that rises above to the first floor. With the sound of water and the reflections of the surroundings and the sunlight this will create a lovely harmonious environment. The ground floor enjoys a very spacious 10.7m / 35ft by 9.2m / 30ft kitchen and dining area with a void above the living space; imagine folding back those doors to bring some of the 1.8 acres of landscaped garden into the room; amazing views, but are they as good as those from the library and snug, some 9.2m / 30ft in length with a corner of glass and doors that fold back revealing the view of the fields and trees beyond. In addition on this floor is a double bedroom, number 5 with an en-suite, a home office and adjacent to the kitchen is a large walk-in pantry, utility room, a grease kitchen and a separate water closet. Concertina glass doors reveal a patio and terrace with a smaller second swimming pool, a perfect sun trap.

First Floor:
The first floor above is 235 square metres or 2,529 square feet with large floor-to-ceiling glazed walls and balconies on three sides and central to the design is the 'Waterfall' feature wall that cascades down reflecting the sunlight. There are three void areas so that you can enjoy a dramatic view of the library and lounge below, or my favourite looking down into the internal patio pool and terrace. This floor is accessed by stairs or the glass lift and has 4 double bedrooms and a laundry room. The master suite 7.6m / 25ft bedroom has a dressing room and en-suite, bedroom 2 is a vast double with dressing area and en-suite and the other remaining double bedrooms are generous, and all have en-suites with access to the balconies so you can further enjoy those panoramic views.

Outside:
This elegant 4 storey residence sits on a plot 110m above sea level and is approximately 1.8 acres. The existing site has mature hedgerows and trees to all the boundaries, but there is scope to create a beautiful habitat, a landscaped garden and perhaps the eastern side could remain open and returned to a meadow. The western side could have a ‘Woodland Edge’ planting given its proximity to woodland. Further scope to plant mature trees, meadow grass planting to create a meadow using locally sourced seeds and potential for a pond.
