House For Sale £725,000
Covert Road, Northchurch

Description
If you are looking for a well-proportioned family home with 'good bones', this could be it.

Situated on one of the best roads in Northchurch near to primary schools and local shops, it offers spacious, versatile accommodation whether you already have a family or are planning one for the future.

The property sits proudly back from the road, with a pretty front garden and pathway up to the front door.

The hallway leads to both the kitchen at the rear and a large, dual aspect sitting room to the left, with patio doors onto the rear garden.

Beyond that, there is a separate room which could be a dining room or a family room, or even a large office, offering, as it does, views of the lovely, well maintained 70ft mature rear garden.

There is even a downstairs cloakroom, unusual for the 1950s era the property was built.

Upstairs, there are three bedrooms, a shower room and a store room.

Having been lived in and loved by its previous owners since 1976, the property has a welcoming, cosy ambience, and really only requires a lick of paint, new carpets and a new bathroom, and you could make it 'home' in no time at all.

However, the bonus is, should you wish to extend and remodel, it has significant potential do so, subject to obtaining the necessary planning consents; whilst not necessary, it could perhaps be a plan for the future.

It boasts a garage and driveway parking and Berkhamsted town and train station are approximately a mile away. The added attraction is that this fine property is offered for sale with no upper chain.

Located close to Northchurch Common and the Grand Union Canal - ideal for family country walks and bike riding - a viewing as soon as possible is highly recommended.

Location
Northchurch is a popular residential area located approximately a mile and a half from Berkhamsted town centre and two miles from the train station. Although the main shops are in Berkhamsted, Northchurch is also well catered for. There is a convenient Tesco Express, Post Office, fish and chip shop, bakery and coffee shop nearby.

Nearby Berkhamsted is highly desirable for commuters, with excellent transport links by road and rail. The mainline train station provides a regular and direct link to London Euston in a little over 30 minutes. Major road connections nearby include the M25 (J20) and the M1 (J8 and J9). The A41 dual carriageway runs to the South of the town, providing an excellent connection to Hemel Hempstead, Watford, Tring and Aylesbury.

There is a good range of leisure facilities in the area. There is walking and riding just minutes away in the surrounding countryside and on the National Trust's 5,000 acre Ashridge Estate, while nearby golf courses include Ashridge, Berkhamsted and The Grove. The area offers excellent schooling, including Berkhamsted School, founded in 1541, and Tring Park School for the Performing Arts.

Berkhamsted offers a wide range of shopping, from independent boutiques to National names such as Waitrose and WH Smith. Milton Keynes and London are both easily accessible too.
