Situation - The land is situated in a rural area known as Criftins just outside of the well known village of Dudleston Heath, which is only 2 miles from the north Shropshire lakeland town of Ellesmere (2 miles) which has an excellent range of local Shopping, Recreational and Educational facilities. The larger county towns Shrewsbury (18 miles) and Chester (26 miles) are both also within easy motoring distance and both have a more comprehensive range of amenities of all kinds.

From Ellesmere proceed north on the B5068 road to the village of Dudleston Heath. Continue through Dudleston Heath and take the first left turning down Church Lane. Continue to the T-junction and turn left and then take your second turning right (unsigned). Proceed for a further around 175 yards and the land will be found on the right hand side identified by a Halls 'For sale' board.

Tenure & Possession - We understand that the land is of freehold tenure and vacant possession will be given on completion of the purchase.

Boundaries, Roads & Fences - The purchaser (s) shall be deemed to have full knowledge of the boundaries and neither the vendor nor the agent will be responsible for defining the ownership of the boundary fences and hedges. Please note, we are informed that the Environment Agency have access over the land to Newnes Brook for maintenance purposes.

Method Of Sale - The land will be offered for sale by Public Auction on Friday 26th April 2024 at Halls Holdings House, Bowmen Way, Battlefield, Shrewsbury, SY4 3DR at 3pm. The Auctioneers, as agents for the vendors, reserve the right to alter, divide, amalgamate or withdraw any of the property for sale at any time. The Auctioneers, further, reserve the right to sell the property privately, prior to Auction without prior notice or explanation and no liability will be accepted to any intending purchaser in consequence of such a decision.

Buyers Premium - Please note that the purchaser(s) of this land will be responsible for paying a Buyers Premium, in addition to the purchase price, which has been set at 2.5% of the purchase price, plus VAT with a minimum fee of £2500 plus VAT (£3000).
