Description

Grade II listed residence with a range of sought after amenities for enjoying life in the country including an indoor pool, snooker room, tennis court, a magnificent traditional barn and equestrian facilities.

Accessed from a minor country lane within the South Downs National Park between the attractive towns of Midhurst and Petersfield, Gatehouse Farm occupies an elevated position and benefits from well-draining, sand-based land making it ideal for all-year-round equestrian use. Privacy is a key benefit of the property as there are no public rights of way crossing the land yet there is direct access to an extensive network of footpaths and bridlepaths that traverse the surrounding countryside. For weekly or daily commuters, Petersfield and Haslemere train stations are within 7 and 13 miles from the property respectively, providing services to London Waterloo.

Fully renovated and substantially extended over the past 20 years by the current owners, the main house offers superbly presented reception spaces and 5-6 bedroom suites set over two floors. The layout was re-configured to ensure that all bedrooms have an ensuite bath or shower room.

Throughout the property there are a number of open fires and there is underfloor heating in the entrance hall, kitchen, sitting room, swimming pool and snooker room. The kitchen, which has doors leading straight out to the garden, has a vaulted ceiling and is an impressively voluminous room with ample space for a dining table and an abundance of storage. The adjacent sitting room is ideal for use as a playroom or as an informal alternative to the large drawing room off the reception hall. There are 2 studies, one on the ground floor and one at first floor level facilitating a comfortable ‘work from home’ arrangement. The latter doubles as a 6th bedroom suite. There are 2 fibre broadband lines to the property providing speeds of circa 500Mb.

The cellar, which is accessed via a 16th century stone staircase from the dining room, has a traditional brick floor and doubles as a utility room.

LEISURE FACILITIES
The leisure facilities at Gatehouse Farm are superb. The indoor pool is accessed via the sitting room, games room or from the garden. The pool dimensions are 9.93m x 6.36m and it has its own shower room. The games room is currently used as a snooker room but it could be arranged to suit a number of uses.

OUTSIDE
The splendid, Grade II listed, 17th century, traditional oakframed barn has been sensitively restored and used for parties and events. The large, double cart doors on each side open up to the courtyard and lawn next to the tennis court. There is a hidden wine store at the southerly end of the barn. The tennis court is discreetly located behind the piggeries.

ANCILLARY ACCOMMODATION
The ancillary accommodation at Gatehouse Farm is particularly advantageous. There is plenty of space for those wishing to have staff living on site, house extended family and friends or generate a rental income. The delightful 3 bedroom cottage has been renovated to a similar standard to the main house and has a private area of garden to the south with far reaching views.

The Dairy, adjacent to the main house, is laid out as a 1 bedroom, two-storey annexe and there is a groom’s flat above the stable block.

EQUESTRIAN FACILITIES
The current owners purchased the property on account of its suitability for equestrian use. The stable yard is conveniently located for access from the main house and paddocks. The 60m x 20m manege is well-draining and is capable of use allyear-round. The paddocks have post and rail fencing and from here there are lovely southerly views of the Downs. The green sand provides excellent drainage across the paddocks and ensures that horses can be readily exercised across the open areas of the estate throughout the year. The area is excellent for hacking with bridlepaths accessible directly from Gatehouse Farm.

TROTTON ESTATE VINEYARDS
The vineyards, which were planted in 2013 and 2015, occupy approximately 4.2 hectares (10.38 acres) of the 59.58 acres. The grape varieties including approximately an 85% mix of chardonnay, pinot noir and pinor meunier with the remaining 15% of bacchus and pinot gris. The land is gently sloping with a southerly aspect and the soil is green sand. There is potential for further planting. In the middle of the land is a copse, within which is the borehole that supplies the lake, from which water for the cultivation of the vineyards is stored and drawn.

The elevated lodge has a veranda and is orientated to take advantage of the spectacular southerly views towards the South Downs, providing the ideal spot for guests to enjoy wine tasting.

There is a workers’ lodge and lavatory and planning consent for an agricultural barn (ref: SDNP/23/00722/APNB).
