All tenants must provide passports or alternative right to rent documents and student ID before they can move into the property.
All tenants will be required to provide a guarantor who will need to be a UK resident, have clean credit history and have an income of 3 x times the individual tenant's rent share. Guarantors income could be in the form of salary, dividends, savings or pensions. Self employed guarantors MUST have one years worth of accounts and can be verified using an accountants reference or by providing their SA302 form from HMRC.
Tenants and guarantors will have 7 hours to fill in an online referencing form and then 8 days for all references to be fully returned and all information verified with a successful outcome. All payments to Q Estate Agents must be paid by the lead tenant on behalf of the whole group.
