2 bed Flat For Sale £460,000
London, London E11

Description

With a wonderfully warm and welcoming vibe inside and out, this lovely two-bedroom ground-floor Victorian maisonette in sought-after Upper Leytonstone is within easy reach of excellent transport links, green parks and the thriving Francis Road.

Within the last five years, the property has been lovingly renovated to a high standard. A new kitchen and bathroom were fitted; natural wood flooring was laid; the windows and doors were replaced; and the sunny garden was landscaped.

The current owners also installed designer lighting, new column-style radiators and brushed stainless steel switches and sockets for a stylish, cohesive look that works perfectly with the Scandi-inspired Farrow & Ball muted décor.

The front of the property with attractive red-brick frontage with white-painted sills and lintels to the windows and wide bay has plenty of kerb appeal. Set behind a low, hedge-topped wall, a cast-iron gate opens to a paved path leading to an arched porch, where you’ll find a white, four-panelled front door with a transom window above.

Inside, the hallway has been painted a soft white and features a column-style radiator, space for coats, and two pendant light fittings. Beautiful engineered oak parquet flooring begins here and flows into the living room and both bedrooms.

To the front, you’ll discover the primary bedroom, which is currently set out as a living room and painted a restful soft grey. A triple bay window with full-height two-tier plantation shutters floods the space with light, while a pendant light fitting creates a focal point on the coved ceiling, giving the room a calm, unique feel. There’s also bespoke shelving to one alcove and a vertical column-style radiator.

Adjacent, the second double bedroom has French doors opening onto a secluded seating area in the side return courtyard – an ideal spot for morning coffee. Bespoke shelving in both alcoves and a tall triple wardrobe provide plenty of storage, while a vertical column-style radiator keeps things cosy. To the ceiling, another pendant light fitting warms the white walls and oak flooring.

Returning to the hallway, you’ll find two good-sized storage cupboards before walking through to the living room (currently used as a dining room). Pale blue walls are lit by a a  a pair of large side-facing windows with two-tier plantation shutters to match those seen elsewhere.

Ahead, a door to your left leads to the kitchen, where the monochrome scheme pairs white gloss slab-front cabinetry with a black marble-effect worktop, grey metro-tiled splashback and sleek grey floor tiles.

A stainless-steel sink and drainer with a chrome mixer tap sit beneath a side-facing window, while a glazed door fills the space with light and opens to the garden. Appliances include a Beko oven and an AEG four-ring gas hob with a stainless-steel overhead extractor, but there’s still space for a washing machine. The boiler (fitted in 2019) is also housed here.

The bathroom lies through a second door off the living room and shares a similar colour scheme. Lit by a frosted window, dramatic off-black Farrow & Ball painted walls provide the backdrop to white metro and cashmere-hued wall tiling, while glossy grey tiles run underfoot. There is a bath with an adjustable shower and glass screen, a Victorian-style towel rail radiator, and a smart integrated vanity with a concealed cistern loo and basin with a chrome mixer tap.

Outside, the fantastic 21ft garden has a Mediterranean feel and was completely landscaped in 2020. With slatted timber fencing on two sides, it receives sunshine from late morning until sunset, making it perfect for relaxing and entertaining at any time of day. Bespoke wood and concrete benches run beneath a wooden pergola with climbing jasmine and ivy vines, while raised concrete planters add interest and scent with euonymus, bay, rosemary and thyme.

A NOTE FROM THE OWNERS

‘The front bedroom is our favourite room and is very quiet. We enjoy entertaining, so we particularly love the garden, which works well as an extra room in the summer. Our neighbours don’t use theirs, so we decided not to erect a fence so that we can enjoy that space too. We have incredible neighbours and will miss our daily chats!’
