St Raphaels is now permanently closed and has not been occupied as a care home since 2019.

St Michaels Cottage is a detached part two-storey, part one-storey property with a small rear garden and with parking to the front for two-three vehicles. St Michaels Cottage has 10 bedrooms, being the previous staff house for the care home.

The bungalow is a 1 bedroom property and has a small garden to the front and rear,and off road parking. The bungalow is let out privately on an Assured Shorthold Tenancy which commenced on 5th September 2020.

THE LAND

The land comprises approximately 50.6 acres of parkland, woodland and agricultural land, and a 1.4 acre walled garden to the north, which is now overgrown with bramble and shrub growth. Just to the south of the walled garden is a substantial pond.

The parkland surrounding St Raphaels comprises some small areas of pasture but predominately natural regenerative mixed woodland extending to approximately 19.08 acres.

The agricultural land comprises approximately 25 acres of pasture and arable land to the south, split into four parcels and approximately 6.52 acres to the north-east comprising two pasture parcels.

The land to the north east is bordered predominately by mature hedgerows with

There is a water trough situated within one of the pasture fields. The land can be accessed via a gateway on the eastern boundary, just off
Lewes Road.
