Embassy Court is undoubtedly one of the finest examples of pre-war Modernism in the UK, earning it Grade II listed status and its place as one of the most iconic buildings on Brighton Seafront.

This sweet one-bedroom apartment sits on the easterly elevation giving it oblique sea views from its balcony. The building also benefits from an on-site laundry room in the basement.

Inside, the décor is simple yet smart in neutral tones…a blank canvas for prospective buyers with plenty of scope to add considerable value with modernisation and creative flair.

While the beach is your playground, there is also access to a spacious roof terrace with panoramic views from the sea to the South Downs and being so well located for the city and the station it is ideal for commuters, professionals, and investors alike.

At the time of building in 1935, there was much controversy aimed at the acclaimed architect Wells Coates who had been ‘cutting edge’ with his design of Embassy Court. While it may have been in-contrast to the neighbouring Regency squares, he created a beautifully elegant building, reminiscent of an ocean liner with its smooth, linear form; perfectly apt for is seafront position. By the end of the 20th Century, it had gone into decline, but by 2005 it had been brought back to its former glory by the newly established residents’ freehold company, Bluestorm – retaining its status as one of the coolest places to live in Britain.

There is a sensation of grandeur as you enter the lobby which feels more akin to a hotel and is adorned with a stunningly restored wall mural and period architectural detailing to include: curved glass windows and doors with walnut and chrome trim. Terrazzo flooring leads the way to the lift or stairs and the internal stairwell takes you up to a walkway where the apartment is clearly numbered. Stepping inside, natural light streams into the entrance hall from the bedroom and the living room. The decoration is neutral with white walls and pale wood laminate flooring which will suit all styles of furnishing in each space.

The bedroom is a fine size double room with space for a king bed and freestanding furnishings, and the bathroom is conveniently across the hall. This is fresh in white with a shower over the bath – yet there is plenty of scope for modernisation or adding a bit of colour with toiletries and towels. At the end of the hall, the open plan living room and kitchen spans the depth of the property with the easterly elevation almost entirely glazed, opening to the balcony which becomes a lovely extension of the room during summer. You can sit out here with a drink in hand, looking out to Hove Lawns and the sea, or enjoy your coffee in the morning sunshine. Inside, there is ample space for comfortable sofas and chairs, plus a formal dining table alongside the kitchen. This has modern cabinetry paired with laminate worktops and an integrated oven and hob, leaving space for your other appliances. While these fittings are in fine condition, it would once again add value to modernise in here.

This bright, spacious flat is beautifully situated in a popular area with lots of local shops and the beach on your doorstep. The city centre shopping districts and parks are also within easy reach, and this home also offers easy access to Brighton Station which has direct and fast links to the airports and London.
