Description
A substantial six bedroom Edwardian family house with exceptional views.

Description

Paddington House is an impressive semi-detached Edwardian house which has been the subject of considerable improvement over recent years. This is particularly highlighted in the superb family kitchen/dining/living space, which is open plan with doors leading out into the garden.

The accommodation is situated over four floors with spacious rooms throughout. As much of the original character as possible has been preserved and modern excellence blends with cast iron fireplaces, cornice work and attractive period features. The views from the back of the property are truly exceptional. This is a very versatile home, perfect for family living but offering flexible accommodation that could lend itself to a variety of other uses.

On entering the property on the ground floor, you are met with an impressive entrance hall with the original stone-blend Edwardian floor and an elaborate, beautiful staircase rising to the upper floors. Two spacious reception rooms and an excellent size study/office as well as a cloakroom are situated on this floor.

The first floor landing leads to two large bedrooms each fitted with wardrobes and one an ensuite; there is a recently fitted, spacious family bathroom and a third double bedroom or study. The top floor comprises three more double bedrooms and a shower room.

The garden floor presents the most impressive open plan kitchen/dining/sitting room with a capacious range of base and wall units and benefits from under floor heating. Here is access to the side of the house and parking area. Double and triple bi-fold doors lead out to the garden. In addition, there is a large games/play/cinema room and a fully fitted boot room/utility/cloakroom on this floor.

Outside

A beautiful tiled path in ornate black and white leads to the porch and front door, bordered by a variety of shrubs. Side access allows for parking of several vehicles. The rear garden has two tiers. The first level leading from the kitchen/dining area is ideal for outside entertaining, providing a level lawn enclosed with evergreen shrubs and stone wall. Steps lead down to the grassy lower area with pergolas, stone patio and a wide variety of fruit and flowering trees and shrubs.
