Introduction - The pastureland, which extends to approximately 4.91 acres (1.99 ha) of old established permanent pasture has long brook frontage, bounded in the main by well-defined boundaries, the majority of which are backed by woven sheep wire fencing. The sward is old established permanent pasture with a large variety of flora and fauna and has been designated as a 'Site of Special Scientific Interest' suitable for livestock grazing and/or countryside conservation. There is great scope for the wildlife conservationist to further enhance the land and create a diverse wildlife habitat and nature reserve.

Tenure And Possession - The land is freehold and vacant possession will be given for both lots upon completion, scheduled for 28 days after the auction, i.e. Tuesday 16th July 2024 (or earlier by mutual agreement). On the fall of the hammer the successful purchaser will be required to sign the auction contract and pay a minimum deposit (£5000) to the vendor's solicitors, together with an administration fee of £800 + VAT per lot to the auctioneers, if the land is sold in the room on the night, prior to or post auction.

Tenant Right - There will be no ingoing valuation for UMV/RMVs and no claim for dilapidations (if any) will be entertained from the purchaser(s).

Rights Of Way And Easements - The land is sold subject to all rights of way and easements that may exist.

Directions - From Birmingham, the north and M5 J7 take the B4084, signposted to Pershore, pass through the village of Stoulton and just before the village of Drakes Broughton turn right into Mill Lane, where the land will be found on the right-hand side, as indicated by the "Earles" auction board.

From Stratford upon Avon, Alcester, Evesham and the east, take the B4084 to Pershore, passing through the town and after approximately 2 miles, just after the Drakes Broughton turn, take the left hand turn into Mill Lane, where the land will be found as indicated above.

Conditions Of Sale - The property will, unless previously withdrawn, be sold subject to the Special and General Conditions of Sale, which have been settled by the Vendor's Solicitor. These conditions may be inspected during the usual office hours at the offices of the vendor's Solicitor mentioned in these sales particulars during the five days, exclusive of Saturday and Sunday, immediately before and exclusive of the day of the sale. The conditions may also be inspected in the Sale Room at the time of the sale but they will not then be read.
