The Site is located on the outskirts of Brotton less than 2 miles from the coast.

With a population of approximately 5,400 the village is located close the seaside town of Saltburn-by-the-Sea known for its pier and Guisborough being a market town located north of the North Yorkshire Moors.

Access
The Site is currently accessed from Kilton Lane on the eastern boundary which is an adopted highway that connects into the A174.

Planning
Brotton is recognised as a main settlement and focus for growth in East Cleveland under Policy SD2. This location is justified as it contains the main secondary school serving a wide area, the local primary care hospital, and its close proximity to major retail developments which including the industrial estate at Skelton.

The Site forms part of the housing allocation H3.23 (Kilton Lane) which has a delivery assumption of 270 dwellings across the allocation.

This Site would be subject to onsite affordable housing requirements which are 15% of the total properties with a minimum of 70% being discounted market rent.
