The Property
Hotspur House is an historic Grade II Listed Georgian house in the centre of Allendale, a popular and picturesque village set in the East Allen Valley. The house was built in 1806 for a Dr Arnison and remained in his family for several generations before becoming a Gentleman's Club and then a pub. Hotspur House has been meticulously renovated by the current owner to create a fabulous home. Today the front façade has bespoke curved sliding sash windows reproduced from historical images while internally the generously-proportioned accommodation exudes period charm with the revealing of original features including panelled doors, sash windows with working shutters, dado rails and cornicing, fireplaces and stripped floorboards now combined with contemporary bathrooms. Hotspur House while currently a spacious family home could also offer business potential as a boutique bed & breakfast.

The striking entrance has Tuscan pilasters carrying a pulvinated frieze and swan-neck pediment with rosettes and the front door, which opens into a charming hall with original tiled flooring and an archway with decorative plasterwork, leads through to a rear hall with period staircase. To one side of the hall there is a fabulous dining room which has three windows with window seats and shutters offering views to the front. The dining room has a period open fireplace with painted surround and Georgian cast iron insert, polished floorboards, glazed display cabinet and offers a sophisticated room for formal entertaining. To the other side of the hall there is a kitchen/breakfast room which spans the depth of the house with a window to the front and glazed door out to the rear garden. The kitchen is fitted with a range of cream units with a combination of granite and wood work surfaces, double Belfast sink, four-oven electric aga, ceramic hob and oven, integrated dishwasher and offers space for an American-style fridge/freezer. The spacious drawing room has a bay window offering views of the rear garden and is open to a further sitting area with multi-fuel stove and glazed door out to the rear terrace. A cloakroom/WC off the hall, which has a door giving access to an excellent cellar area for storage, completes the ground floor accommodation.

The elegant staircase with attractive stained glass window leads up to the first floor landing and continues to the second floor. The master bedroom suite comprises a beautifully-proportioned bedroom with sitting area, windows overlooking the market place and a multi-fuel stove set in a pretty fireplace, a large dressing room fitted with a comprehensive range of fitted wardrobes and a large bathroom with freestanding cast iron ball and claw foot bath, twin wash hand basins and WC. There is a further double bedroom on this floor, currently used as a study, which benefits from an en-suite bathroom. Also on this floor is a useful laundry room fitted with a range of units, two sinks, is plumbed for a washing machine and offers space for a tumble dryer. To the second floor there are three further delightful, well-presented bedrooms, all of which have contemporary en-suite bathrooms. One of the bedrooms has sliding doors which divide the space providing interconnecting bedrooms or a dressing room. There is also a useful upstairs kitchen. From the landing there is access to a large, attic (10.04m x 6.62m), which is fully insulated, has two Velux windows and exposed beams, and offers scope for further development if desired and subject to the necessary planning consents.

Externally
To the front of Hotspur House is a cobbled area of village green which provides a useful area for parking. To the rear there is a private walled garden with flagstone terraces, raised beds, boundary planting, low-maintenance gravelled area and a path leading to a further garden area with mature trees which offers scope for the keen gardener. The garden offers a number of areas to sit and enjoy the peaceful setting and for outdoor entertaining.
