Owners of a Retirement Villages Lease are required to pay an assignment fee on re-sale of the property which is a percentage of up to 10% of the re-sale price of the property when it is re-sold or they can choose to pay the fee at the time of purchase. Kitchens
Kitchens, at the Polo Field, have been
designed for our resident’s total comfort
and ease.
Each kitchen will be fitted with
complementary base and eye level cupboards
and easy clean work surfaces. In response to
feedback from the company’s other villages,
the worktops sit at a slightly reduced height
while wall units are deeper to maximise
eye level storage options and improve
accessibility. Work areas are illuminated
by under-cupboard lights and ceiling
downlighters.
Good quality kitchen appliances are fully
integrated, giving a streamlined feel.
This includes a Neff oven, four zone ceramic
hob (with glass splashback) and a stainless
steel extractor fan. In addition, there is the
option to have a microwave/ combination
oven and grill installed (for an additional
cost) above the oven.
A dishwasher, combined washer dryer
and full height fridge/freezer are built in.
The one and a half bowl sink is stainless steel
and is fitted with a chrome mixer tap.
The finishing touches are provided by
matching upstands to worktops, plinths to
the base units and vinyl plank flooring.
Ensuites / Shower Rooms / Bathrooms
All ensuites, shower rooms and bathrooms
have tiled walls and floors and are
finished off with a quality range of white
sanitaryware, chrome taps and matching
accessories. All showers are level access.
All taps are single lever mixer taps for ease
of use. Vanity units feature throughout.

confirmation should be sought from the
Sales Consultant.
Heating & Hot Water
Each cottage is fitted with a highly efficient
gas combination boiler in the kitchen
providing both hot water and heating.
Most radiators feature thermostatically
controlled valves. The bath and shower
rooms feature dual fuel heated towel rails.
Electrical
Power sockets, terrestrial TV and satellite,
and telephone points are brushed stainless
steel. Smoke and heat detectors are fitted as
standard, as are carbon monoxide detectors.
Safety and security
An independent call alarm safety system
including movement sensor is fitted in
each cottage.
Décor
The decoration through all the cottages is
of the very highest quality. Internal doors
are oak finish with brushed satin stainless
steel door furniture.
Moulded skirtings, and architraves are
finished in satinwood paint. Coving and
ceilings are finished in white emulsion.
Where applicable built in wardrobes and
cupboards have oak finish doors. Carpets
are fitted in living/dining rooms, halls,
stairs and bedrooms.
