Which is comprised in two principal enclosures, has a convenient roadside access gateway and lies at an average height of 460 feet (140 m.) approx. Above mean sea level. It slopes gently down to two small dingles, each with a small water-course running through thus forming attractive features as well as havens for wildlife and a source of natural stock drinking water. There are a good number of mainly broad-leaf trees many of which are Ash and a few Oaks which are likely to have some timber value as well as providing a good degree of shade and shelter. The soil is predominantly a medium loam likely based upon “Herefordshire Red Sandstone” but not as light as the soils frequently encountered in much of Herefordshire. The land has benefited from the carrying out of considerable land drainage works in past years and has been successfully utilised for arable cropping but is currently down to grass in the form of a ley. The boundary consists of a combination of hedges and fences, the western boundary of the larger enclosure currently being fenced for convenience excluding the small stream although; as can be seen from the plan of the land, the stream and the adjacent banks for much of their length are included in the sale.

Access:
The land is approached off the council maintained highway via a convenient road-side gateway.

Cropping:
The two principal enclosures are at present down to productive pasture which has been well managed to provide some excellent grazing, however the topography of the land and the depth and nature of the soil are equally well suited to arable cropping.

Auction procedure:
Due to Covid-19 Restrictions on gatherings it has been decided to conduct the sale of the land by Auction utilising only telephone bids and to stream the auction live on-line on YouTube. Prospective purchasers will be required pre-register in order that they may bid live on the telephone, they will also be required to lodge a cheque in the sum of £3,000 as a deposit prior to bidding by telephone. The balance of the 10% deposit is to be paid and the contract is to be signed within 24 hours of the fall of the hammer. The remaining balance of the purchase monies will be due upon completion, which will be scheduled for 28 days later or may be earlier by arrangement. Deposit cheques received from unsuccessful telephone bidders will be returned promptly. The Vendors reserve the right to sell the property before the auction and to withdraw the property without declaring any reserve price.

Buyers premium:
Contrary to the recent trend with some other property auctioneers, no Buyers’ Premium is to be payable.

Search fees:
The search fees are to be chargeable to the successful purchaser(s), these are understood to be in the sum of £283.20.

Price guide:
There is every intention of selling the land at the auction, evidence of other land sales implies that the land ought to command a figure in excess of £100,000. The auctioneers reserve the right to bid on behalf of the vendors up to the reserve price, if any.

Ingoing valuation:
All ingoing tenant-right matters are included in the sale and will not thus be charged to the purchaser(s). The purchaser(s) shall buy the land in its current condition and no claim for dilapidations or other matters shall be entertained.

Single farm payment:
The land is registered with the Rural Payments Agency but no Entitlements are included in the sale, however the entitlements may be available subject to satisfactory negotiation.

Uplift clause:
An uplift clause covering development is to apply, this being at a level of 25% and enduring for a period of 25 years. This will not apply in the case of the erection of a livestock/fodder/implement storage building.

Tenure:

Possession:
