Location
The land abuts existing commercial and residential property on a busy thoroughfare on the southern side of the town. Trowbridge is the County Town of Wiltshire and caters for most requirements with excellent shopping facilities and amenities. There are good road links to the larger surrounding centres of Bath, Bristol and Swindon; and, via the A303/M3, London and the West Country. The town centre is less two miles.
Description
The land is roughly triangular in shape with frontage onto Drynham Lane and the A363 Bradley Road (c. 250m); extending in all to about 2.9 acres. The site is fairly level with well-defined boundaries and access onto Bradley Road.
Under Policy H2.1 of the Wiltshire Housing Site Allocations Plan adopted in February 2020, approximately 17.61ha of land at Elm Grove Farm, of which this land forms part, is allocated for the development of approximately 250 dwellings, along with a multi-purpose community facility co-located with consolidated and improved public open space, as shown on the Policies Map. Current planning applications have been submitted in respect of land immediately to the north and south of the site.
