House For Sale £2,850,000
Peary Place, London E2

Description
On a quiet cobbled enclave of mews houses within the Globe Road Conservation Area lies this exceptional warehouse conversion. Built in the 18th century as stables for tram horses and following periods as an industrial warehouse and workshop, the two-bedroom house has undergone a complete renovation by its current owner to a concept design by Nord Architects. It now approaches 2,800 sq ft over three open and versatile levels, with two terraces and an exemplary attention to detail throughout.

The Mews

Originally called North Passage, Peary Place was renamed in 1910 after American explorer Robert Peary, who was believed by some to be the first man to reach the North Pole. It is one of only two historic mews that remains in the borough and has been the subject of excellent care and collective restoration in recent years.

The Tour

The house is situated at the end of a terrace with a renewed façade of London stock brick punctuated by arched Crittall windows. Separate entrances provide access to a hall on the right or centrally through massive loading doors.

The latter open fully to a ground level expanse that can operate as an independent studio apartment or workspace, with a kitchen, shower room and enclosed rear patio. The fabric of the building is celebrated here in a combination of painted brick walls and bare blockwork, exposed original herringbone beams and heated concrete floors interspersed with steel supports. The Barazza kitchen is made of stainless steel and is set discretely beneath the staircase to the floor above. At the easterly rear, two sets of towering glazed sliding doors invite light into the space and offer routes out to the patio garden.

Steps of black-stained Siberian oak, inlaid with cast iron treads, lead up to the first floor alongside waxed wall panels that brilliantly imitate the effect of travertine. Blackened oak floorboards continue across the living space, becoming basalt tiles in the main kitchen. The kitchen is by Boffi and contains appliances by Gaggenau. Corian extends along the rear worktop beneath Crittall windows of reeded glass, while an enormous single slab of Arabescato Carrara marble houses the gas hobs and oven. A walk-in pantry is positioned to the right of the island. At the far end of the room are loading bay doors with a bespoke steel balustrade, looking out onto the mews and filled with the foliage of a mature fig tree. Arched windows with marble sills are positioned on either side. To the left is a library area and zone for reading, which can also be used as an occasional bedroom. There is also a guest WC on this level.

The second level is currently arranged as an expansive main bedroom with a walk-in wardrobe and en suite bathroom with a freestanding bath. Towering glazed doors slide open to provide access to terraces at both aspects an from the bathroom, allowing it to be opened to the elements.

There are bath or shower rooms on each floor, all designed with signature Boffi fixtures and underfloor heating.

The house has been used extensively as a shoot location for film, television, adverts and lifestyle magazines.
