PLANNING
The Local Planning Authority is Leeds City Council and that part of the site containing the cottages is within the Woodlesford Conservation Area. The site was proposed for allocation for residential development in the Site Allocations Plan 2019 but following a High Court Challenge relating to land elsewhere in Leeds District, it was removed due to the existence of two small areas of Green Belt land on the western and northern boundaries. It remains in the Council’s Strategic Housing Land Availability Assessment together with additional land to the east. The Owners have promoted the site in the Council’s recent Call for Sites exercise to ensure that the Council remain aware of the availability of the land for future development.

Given its previous planning history and its sustainable location and proximity to local services it is considered that the site may have considerable potential for development. Interested parties are advised to make their own enquiries of Leeds City Council.
