Plot 2 – The Barn
This plot and building forms the current swimming pool and entertainment rooms of the main house and is situated at the rear (north boundary) of the site.
The building is divided in to two main areas; the smaller entertainment area and the larger pool area. The latter benefitting from architectural supporting beams. The pool (10m x 5m) has already been investigated and advised to be drained and covered with a floating floor system easily available for such projects.
To the righthand side of this building there is an opportunity to create an extensive master suite which includes changing a large window to a door which will access an additional garden.
This master suite could also utilise the right hand front access to the sauna and jacuzzi area which will be included with the purchase. This is situated at the front of the building on the existing landscaped terrace, also included within the boundary.
The middle section benefits from folding doors on to the south facing terrace which would make for a stunning open plan kitchen / dining / lounge on to a terrace area. The landscaping includes beautiful Mediterranean planting including large palm trees, making for a holiday vibe all year round.
The left hand side currently incorporates the pool pump room, shower, WC and entertainment room, which also has a vaulted ceiling and kitchenette area. All fittings will be remaining. This part of the building has an oil fired radiator system. The oil tank is currently sited on Plot 1 and will require moving to within the Plot 2 boundary.
This building in particular, would be suitable for solar panels to be fitting.
To the left hand side of this plot there is an additional garden currently surrounded by large trees for privacy and grassed. There is also a large wooden shed serviced by electric and a separate plastic shed. There is also a selection of supplies to be able to repair any damaged paving etc during refurbishments. There is ample space for minimum of 3 parking spaces to be created within the boundary.
The plot is currently serviced for waste by the Oak House Klargester system, a separate system may be required.
Access is shared off of Oak Rd through the main gates on to the Oak House site. The plot is behind large oak gates giving security and a gated community vibe. There is gravel access to the plot (and access to Plot 3) and turning point. There will be a small service charge for the upkeep of communal access areas
